Need Help for Points

My wife and I have a problem concerning Wyndham points. The problem is we don't have enough points currently. I know there are other threads concerning this, but have had no luck finding any.

We do like the set-up for the Wyndaham points and our home resort is at Bonnet Creek. The trouble is we don't get to use it that much because we burn up points at other places for 3 to 4 day excursions.

We figure we need 80,000 to 110,000 extra points annually. We also don't really care if they work-out to this total on an every other year contract.

We also have made a decision to buy as cheap as possible even though it will probably be a resort we will never stay at. There are though two exceptions to this with two resorts in Orlando area. Star Island and Cypress Palms. I just really dislike these two resorts and want nothing to do with them. I know others don't feel this way and I hope no one takes it wrong.

We have been watching on ebay and what we see for low MFs are some in Tennessee, Branson, and Palm Aire. We have stayed at Palm Aire and it was okay. We have seen several Palm Aire listings with the owner paying the closing costs, but it has always been more points than we desire.

Our big fear is we purchase one and there is an assessment we were not informed about or a year or two later we get hit with one.

A few years ago we went to a presentation at Bonnet Creek. At the end another guy offered us what we think they called a Discovery Vacation. It was 308,000 points good for 18 months. With that we took a very nice 12 day vacation and several short excursions. While we were using these points over the 18 months our points at Bonnet Creek built up very well. By the time the haggling was over the price was not bad. No contract, no MFs, just use the points. Do they still offer these at the end of the presentation? Have they become too expensive? Anyone have any opinions on these if they are still offered?

The other question is where can we buy the 80,000 to 100,00 annual points on the cheap?

Any help here would be appreciated.

You cant avoid the risk of a special assessment....It could happen anywhere, even your home resort of Bonnet Creek, either because of mis management or a natural disaster...You can reduce the odds by doing some serious homework....ie review the reserve funds at all the resorts and only buy into the one that seems to be managing things the best

There is a way however, and that is to buy into Club Wyndham Access where you own a piece of about 30 resorts...the mf is blended as are any special assessments. This is not a deeded ownership, its more of a club, but points are points and can be used just like the points you already own(except for ARP) Maintenance fees are currently about $5.4/1000 points

Why not just buy at Bonnet Creek?

Bonnet Creek points actually do sell for more than $1 with free closing.

Club Wyndham Access are just showing up on the resale market; there is a bit of the unknown if these "blend" with CWP points.

OP:
Every other year contracts have a higher cost to them as Wyndham is now charging the FULL point value every year as your CWP fee (that $.51-53-.65) fee per thousand points to cover the computer, phone lines, RCI mbr fee, manual, etc NOT associated with the costs of the HOA fees and mgt.

Suggest you buy another use year; then you can use the points as an overlap. If you get new points each Jan 1st, get a July use year. Thus a bigger contact (say 154K) could be use in a either with a little planning and without space banking fees. ;)

I was in the same position as you a few months ago. I was able to find 77k at San Antonio Lacascada with mfs of $356/yr on ebay. Since no one had bid on the contract I bought I waited until 2 days before the auction ended and asked the seller to cover the closing cost. The next day they changed it to no closing cost and I got it for $1 plus the $299 tranfer fee. Just be patient and wait on the deal you want. I may be wrong, but I was under the impression that with a smaller contract a special assesment wouldn't hit me as hard. For that reason I spread my points out among 3 different resorts.

To answer the question on the Discovery Program, I believe it is still available. The number of resorts that you can use, I believe is 30 some resorts. Availability of all resorts under Wyndham Club Plus is not an option under the Discovery Program that I am aware of. I agree with an earlier post. I am not at all clear if there is a complete overlap after the ARP period between Club Wyndham Access and Club Wyndham Plus. I am pretty sure that all Club Wyndham Access deeds that are assoicated with the Club Wynhdam Plus trust would revert to the VIP program for discounts. However, I am not sure that Club Wyndham Access owners would get the same. Nor am I sure the inventory is the same after the ARP period. Most people that I have talked to at Wyndham on this point say yes. One resort told me while looking at there computer that they maintain seperate inventory for Club Wyndham Access and Club Wyndham Plus. I did not write down the numbers but she told them to me and they were not the same. If Club Wyndham Access does not colapse over time, I suspenct the inventory pool will be greater for Club Wyndham Access than for Club Wyndham Plus.

I doubt we'll ever stay there, it's a long way from Tampa. I looked-up a couple of airfares and those listed were about the same to the USVI.

The other thing is I'm not sure the Grand Desert would be a great vacation for our three kids.

I think I see an error in that listing:

Resort transfer Fee: $125.00 (Paid by Seller)

Wyndham charges more than that these days. I think it's $299 now. Supposed to be paid by seller in this case, but keep an eye on it.

We paid for the points right before we departed for Ocean Walk. So far so good as all we had to pay was the bid price. We'll see how it moves along.

The purchase was finalized and the points are on my ownership page at Wyndham. All the closing costs and the transfer fees were paid by the seller. The MFs were paid through December, so this month is our first month.

The whole transaction went very well. The seller as well as the closing did a great job in our estimation. Now we have a decent amount of points in the Wyndham program.:cheer: :cheer:
