Need help — stuck with a timeshare I never used, paying monthly loan for 10 months

Hi everyone,

I really need some advice.

I signed up for a timeshare in late 2024, and my membership officially started in 2025. I bought it because the sales agent promised there would be many international destinations available — but when I tried to book, there were none available. I’ve never used the timeshare at all. I just almost got scammed by timeshare exit companies too!

Recently, I tried to cancel or get out of it, and they told me I owe around $2,000 in “balance dues” for various fees I never knew about. I am likely to not pay them either... Here’s what they listed:

2024 U.S. Point Standard Assessment

2024 U.S. Base Standard Assessment

2024 Late Fees / MF Interest / Collection Fees

2025 U.S. Point Standard Assessment

2025 U.S. Base Standard Assessment

2025 ARDA-ROC Voluntary Contribution

2025 HGV Max Dues

2025 Late Fees / Collection Fees / Notice Fee / MF Interest

I was never contacted, never received any bills or emails about these dues. I’ve only been paying the monthly loan automatically for about 10 months, but I just canceled the auto-pay because I realized this might never end.

I’m not from the U.S., and I’m likely not going to buy property here in the future.
Can I just stop paying everything? What’s the worst that could happen if I stop both the loan and the maintenance fees? Will this affect my visa or future travel to the U.S.?

Any advice, especially from people who have dealt with Hilton Grand Vacations (HGV) or other timeshares, would be greatly appreciated.

This looks like you own in Diamond/HVC/The Club/US Collection trust points, not HGVC. Did you get 2024 points? It looks like there was a MF payment due for 2024 and 2025. I don't know The Club trust point system so not sure what point and base assessments are though. The HGV Max Dues are the annual club dues and you can ignore the ARDA fee.

@GT75 will need to move this to the Diamond forum for their input though since they can help better with point assessments.

Thank you very much. I have the HVC membership. I didn't get 2024 points, my account was activated in 2025 so I don't know why they are charging me for 2024.
 
I would definitely push back on the 2024 fees then or just stop paying. If you don't live here, there isn't much that they can do other than send you nasty letters and lower your credit score. Not sure how much the credit score matters if you don't live here though. If you decide to stop paying, let us know what they do, and the impact that it had on you. I would be curious how this affects folks that don't live in the US.

Thank you so much. I am only 26, and I don't want to pay this for the entire of my life. The exit company proposed $4500 to cancel this for me without telling me how they exactly do to cancel. I asked another law firm and it costs $3500 to cancel it but it looks like they will just find a broker to post it online and try to sell it.

Also probably going to move back to Asia at some point of my life.
 
A timeshare exit company can't help you. They will just have you stop paying in some way and you will default and the timeshare company will foreclose. You can do that yourself for free.

Most exit companies are scams so be careful with them. They will take your money and then do nothing and you will still be stuck with it.

Hopefully, once the moderator moves this post to the Diamond/HVC forum, that group will have some suggestions.

There is the transition program but I am not sure how that works for The Club. Look at the sticky about that.
 
HVC deed back won’t help the OP if they own money on the TS.
 
I wish there was a magic bullet to fix this for you but there isn't. I hate seeing someone your age saddled with this.

It is a legal contract so the challenge is getting HGV to cancel it. With trust points, you don't have a legal deed, so, in some ways that is easier but also harder. A deed you can sell but the US Collection points are hard to offload. I would say to explore the transitions option and then look at potentially walking away. In that deed back sticky, there was a person who walked away and didn't really have an impact but I am sure that is an exception.
 
For Canadians who bought a timeshare in the US, as far as I know, defaulting doesn't have an impact on their Canadian credit rating. For example, Trans-Union US does not transfer info to Trans-Union Canada. Credit bureaux don"t transfer the info between countries. I understand this is the case for Mexico as well.
You could check out the TARDA website and read up on what you can do. Keep in mind that this site is USA focused and may not fully (or even partially) apply to your case.

This is a volunteer organization and they offer their help for FREE. It is NOT the same as the for profit timeshare exit companies that ask for money.
 
I do not know if you are a US Citizen or that you are in the United States with some type of VISA. Do you have any Credit Cards issued by US Banks? Your Interest Rate could be affected by a change in your US Based Credit Rating. Prior to returning to Asia do you plan on buying a Motor Vehicle in the USA and finance the purchase of that Motor Vehicle. A change in your US Based Credit Rating could affect your ability to get a US Based Car Loan and/or the Interest on a US Based Car Loan. Are you currently Renting where you live. Do you anticipate you might want to move to another Rental before returning to Asia. Some Property Managers Run a Credit Report as part of a Rental Application. A change in your US Based Credit Report could affect to ability to secure a Rental. Also because you are currently living in the USA the Timeshare Company could come after you in a default action.

They did say "Will this affect my visa or future travel to the U.S.?" So it would seem they aren't a citizen and are here on some type of visa.

That is scary to hear. I am not a citizen, I am here on work visa H1B. I do have two credit cards issued by U.S. Banks. I am in NY and don't drive, but need to rent cars sometimes when i go on business trips. I am living in a rented apartment and not moving for a few years. It would be very concerning if that would affect my visa status...
 
For most in your situation, with a loan, you can either default or learn to use it. In your specific case, defaulting may have additional consequences. My advice; learn how to use it. You've paid for it, now you need to learn the system. It will be overwhelming at first, but book something local or a short plane ride away and test it out. You said you paid on the loan, but there are also dues or maintenance fees for the points as well. The latter are what is listed in you past due list.

The best place to learn how to use it is here. Don't even think of going back to a sales person/concierge etc; they will say whatever it takes to sell you more. Instead, ask questions here in the HVC forum. Provide some parameters: How many points do you own? Where/when do you want to go? I don't know HVC but do know they have several overseas locations. If you aren't seeing anything available, then you likely aren't looking far enough ahead. Timeshares work best if you can plan a year in advance. There will likely be places on shorter notice, but the good stuff goes quickly. Open your thoughts to places you never heard of. Try something new or different. Remember, you already paid for those vacations, you just need to get some value from it. That value may be finding a new place you love and will come back to, or just an opportunity to get away and relax.

Recent news has reported there being a $100K fee for H1B visas (probably paid by your employer), so it seems this current administration is trying to deter using visa workers in US.

Back when I was still working we called them "landed resources", most IT workers were from India and they had to return every so often as part of the visa renewal.

Looks like this fee is for new H1B visas, not for those currently in the country.

Thank you for the response. Luckily I won't be affected by the 100k fee since I am here already. My H1B expires in 2029 and cannot be renewed. The trend is to deter visa workers away and has been quite discouraging for me to stay here even.
 
As other said - Time Share exit companies are scams.
Not that it helps much but you don't have to pay one of those fees

It is not required as the name implies, it is voluntary - so you don't owe that
