Need Advice

I have the opportunity to by at the Bay Club really resonable price.
I have been told it is equal to 7000 points, and once I purchase I can change over to points for a 400 dollar fee.
Has anyone done this?
Are there any draw backs?
I have been told I would be a full member of the vacation club once that is done

There are several regulars here who have done exactly as you propose to do. Bay Club is actually managed by HGVC, so it's almost seemless and HGVC is a high quality and very flexible system.

However, you should consider that the nice price is off-set by high annual maintenance fees (common in Hawaii). Over the next 10-20 years, the MF's may far exceed your purchase price. To properly compare resorts, you need to add the price to 'x' years of MF's for each.

Many have seen Hawaii MFs double in under 10 years. Some- have and are facing- Special Assessments of thou$and$ to repair damage that had occurred while the resort belonged to a different developer. The above examples may or may not correlate to HGCV, but as expensive as Hawaii is anyway and being subject to the vagaries of being in the middle of a tropical ocean, many (imo) wise TUGgers have bought their ownerships at stateside resorts with lower and more stable MFs and traded into Hawaii.

What is "really reasonable"?

I paid $299 on eBay for a 4800 pt 1Br EOY 2 years ago during the remodel and special assessment, long time non-HGVC owners were dumping them. The 7000 pt 2br were about $995 at that time. I think prices have risen since. With closing out the door my cost was $950. I have yet to convert it to HGVC I think the cost is $250. The $400 quoted probably includes the annual club fee, which I've already paid with my other units.

I like BC and intend to use it or trade into RCI with it.

I own one of the priciest mf units too at HHV Lagoon, my mfs have risen approx $200 since I purchased in 2001. In that time it has been remodeled with no special assessment.

Talk it through, you want to know when the price difference is overcome by mf difference, the result is year the higher mf location starts to cost more.

Say you can get a BC for $2000, and Vegas costs $10,000. The mf difference is $400.
Divide the cost difference 8,000 by 400. At year 20 the BC unit will cost $400 more per year.
If you get an EOY, that puts the break even point out 40 yrs because mf are only paid every other year.
