Need Advice On How To Sell My Wyndham Timeshare

I am a new member, and need lots of help. We are over our heads in a

Access We are trying to get out from under. What does Stratagis do
besides take your money? We have been scammed enough so hope we
learned that lesson. We are open to any ideas, please.

Don't do anything through any company that asks for a dime! That's the number 1 TUG rule. No upfront fees for any reason!

Do you owe money on a loan? If so, you aren't going to get any help from anyone, unfortunately.

So do you mean that any of the websites that charge from about 300.00 to 600.00 and guarantees sales, are not legit? But they make is sound so great, it is hard not to believe them.

Most of the "companies" that charge an upfront fee, whether it be $300 or $5000, are usually a "scam" company, and will just separate you from your $$$.

WHY would you want to pay someone to "buy" your timeshare---with many promises--- until you see an actual contract, giving explicit terms and conditions what they will do for you money???

Sorry to be so harsh, but the vast majority are NOT companies that will "sell" your timeshare, but will "market/advertise" it, with no actual guarantee.

I don't follow your post. Did you buy at Wyndham Vac. Resorts? Are you renting or what? Please explain in more detail so we can help you.

Just a quick read and taking an educated guess...correct me if I am wrong.

You bought from the developer some time ago...
You are well outside the rescission window...
You paid "oodles" of money...$10K+...
You've discovered that maybe this TS isn't right for your personal situation.
You discovered that MF don't go away.
You've tried one or more of the "Guaranteed to Sell Your TS" companies and their upfront fee.
You're still the proud owner of the TS.

If that's your situation, sorry. There's really not much we can do for you. Honestly, if you are ready to lose the TS...and it sounds like you are...wander over to eBay and have a look. Notice how your particular TS is/is not selling. What you should really notice is that the secondary market for TS is very, very low. Under $1,000 to include all closing and transfer fees for most situations. Sorry, that's what it is.

In your case...accept that any money spent to date is gone forever.

Now, if you are done crying and still want to be out from under AND you have accepted that selling the TS "might" cost you some small amount of cash. Wander over to the Buy/Sell/Rent section of this forum and read a bit. You can try to sell it here or you can give the eBay route a try. Some folks have had success in donating the TS to a deserving organization as well but that assumes everything is up to date.

Seriously, sorry about your initial investment, it's long gone, years ago...and you are not alone. I did the same thing many years ago but I've adjusted to my bad financial decision... Honestly, what's done is done. My next TS will come from eBay! And it will be Wyndham Points...go figure. That said, never, ever buy a retail TS again.

If you still owe $$$ on your timeshare, you probably can't sell, or give away your timeshare in this economy. If you don't owe $$$ on it, you might want to try the "bargain basement" on this site.

If you have a "desireable" timeshare unit, then "maybe" you will get some money for it.

Sorry for the "bad" news.

Hi Karyl and welcome to TUG

There are some excellent resources here to assist you in selling your timeshare.

  1. On the home page, under "Selling Timeshare Info" in the featured links list is a link to an article on how to sell a timeshare. You should read that article before you do anything else.
  2. You should search the recent threads on this site for updated information on the selling scams that are out there. Use the search function located at the top of the page.
  3. You should go to the TUG Marketplace section and read other people's ads. Look at the prices, how they describe their timeshare, etc, and when you are ready consider posting your TS for sale in the Bargain Basement section. There are other sites you can use to try and sell your TS and you may want to list your TS on several to increase your exposure.
Good luck to you! As was mentioned by the OP and in the article you will have no luck selling a TS that still has a loan on it.

I would expand your search for selling prices beyond TUG and eBay. Many of the TUG sales prices are much too high and eBay is the low end. I would also include legitimate listing sites like MyResortNetwork.com. I sold my timeshare through them a couple years ago when the market was much better for sellers ( it has never been good ). I would not advertise it on a site like TUG because most people here are experienced TS owners and are looking for bargains. As others said, definitely stay away from anybody that charges any upfront fee.

If you still owe money on it, then you basically have only 2 viable options.

1. Just walk away from it and stop paying on the loan and M/F. I definitely do NOT recommend this option but some people do it.

2. Learn how to use the timeshare effectively and have some great vacations.

When you registered for TUG you were sent an email with the member's code. You must add that code to your user profile to be recognized as a member by the system.

If you can't find the email and code, click on TUG Resort Databases at the top of the page, Scroll down and click on MEMBERS CLICK HERE TO LOG IN, log in, and the member's code will be in the top box.

To add the member's code, click on USER CP in the blue bar at the top of the page.

Then click on EDIT BBS MEMBER CODE

Then scroll all the way down to the bottom of the page, put the code in the box, and save it.

I agree, if you owe a good amount of money you are generally screwed. Some options are to transfer that debt to somewhere else. I refinanced my car that I had paid off. Expect to take a big hit on the sale. If you bought from a developer, you might get a 1/4 of the money you paid for it. Even if you bought resale you will never see the money that you spent for it. I just sold my TS and I'm so glad to get that off my back. I'll never attend a sales presentation and I'll be very glad to embarass the salesman if he tries to pressure me at a public event. You really can't go anywhere without someone trying to shove a TS down your throat. And I'll be glad to tell Westgate that they are #1, just not the way they desire.

us. What do know of . Saundra Mock an agent for Redweek? We have
scammed , lied to, and all the other things you hear. I just feel we
are stuck. We talk to a company the other day that wants us to just
sign it over to them and they will get us out for only 5,000 dollars.
And I guess they then sell it to some other crazy person like us.

How can I get signed in as member? We joined 3 weeks ago and I have
done all the things I was supposed to do I thought and I am still shown as
a guest.

I've done no business with her But S. Mock is a well know TS reseller and seem to have a pretty good reputation here on TUG.

Redweek is one of several sites which Tuggers recommend for people to sell their TS.


We have scammed , lied to, and all the other things you hear. I just feel we are stuck. We talk to a company the other day that wants us to just sign it over to them and they will get us out for only 5,000 dollars. And I guess they then sell it to some other crazy person like us.
Many people have sold their Wyn TS. ( but not for much money) I don't think you need to pay $5000 to have someone take it from you.

Never pay upfront to sell the timeshare. If you wantout so desperately, offer it for $1 on Ebay or Craig's list with full indications of what the payments are.

If this doesn't work, to help with costs, book a nice place/good season and rent it out. That will help recover some of your costs.
 
I have another question about listing your timeshare for sale. When informing what the maintenance fees are, do you include State Tax?

For example, if the resort charges $650 for maintenance fees and the state gov't charges $75 property tax, do you say your MF's are $650 or $725?

I would list them separately.
