Just wondering why the fees are so high on these ownerships. Almost as high as Shell. I personally think if all the resorts were like Cabo Azul it wouldn't be that bad but most are average. Has anyone heard how the sales are going at Cabo Azul??

I agree the fees are really pretty high. At least the fees for non-MGV owners at the single resorts are a little better. ( we own both MGV pts & an annual week at Riviera Shores)

I am not surprised. Monarch is buying units from Tahoe Seasons Resort and transferring them to the club. The dues + taxes at Tahoe Seasons Resort are currently higher than the Monarch club equivalent points. Also, Monarch is getting $2300 to transfer Tahoe Seasons Resorts owners to club points, so the money goes to Monarch while the club gets the HOA liability. It would be different if Monarch was managing TSR, but up to know they have been very reluctant to take control of any of the dysfunctional aspect of TSR. I hope Monarch club takes over the management of TSR and roll back the HOA dues for everybody, but there is no sign of this happening anytime soon.

If you figure out the amount of fees for a two bedroom prime season, it's almost equal to a Marriott.
