I attended an owner update today at Edisto and was told that if I ever had a late maintenance payment that my fixed weeks that I have paid to upgrade to points would be converted back to fixed weeks immediately. Can this be true?

Yes .. it is true. They will cancel your conversion.

BUT ... fixed weeks MFs in points are collected in advance .. not during the year, as points contracts all.

So right now, the Wyndham points system is collecting the 2018 MFs for your converted fixed weeks.

It's not immediate. I've been late as much as 3 months and it didn't happen.

It's not the maintenance fees that's the problem, as said above the maintenance fees are collected in advance. It's the program fee. That's paid month to month and we are paying the 2017 fees now

So if you are late your week is tossed out of the club, ie the week reverts back to beinig a week. But you still own that week. And if you want to convert it again, you will pay for the privilege

OK this is a bit concerning to me. I just became a Wyndham owner, and it is a converted fixed week. The website shows my financial information including the total monthly fee, but it doesn't show any detail about when to pay, or if I currently have a balance due. I don't know when I became responsible for the Maintenance fees, so I'm reluctant to start Auto Pay until I do.

Can I get my balance and payment due date by calling?

How is the program fee separated from maintenance? I only know of one fee I pay.

Go to ownership then click on financial info at the bottom under Grand total it shows HOA Fee and also the program fee to the right of it. If you have 1 contract its $128 per year I have 3 contracts left and it is a total of $158 for all 3. Some one stated it is the RCI membership fee but not sure if this is true.

Yes you can get your balance and pay over the phone. The problem is even paying over the phone they will try to charge you the $8.00 fee for not paying via auto pay. Being a new owner ask them to waive the $8.00 fee.
If you don't pay over the phone and setup auto pay it maybe to late to pay this months MFs and you will have a late fee next month

The RCI fee is part of it

The program fee is what pays for the expenses of the club.. The call centers, the billing dept, the reservations system, website, etc
