No. In the world of Wyndham deeded maintenance fees costs are different than Trust maintenance fees costs, and fixed week maintenance are yet different too.

Pretty much yes. Different phases may have different HOA and different MF but to answer a slightly different question.

Does the same unit ie unit 12345 have the same MF for every week of the year? Yes, it does.
 
So do they increase at the same rate every year at a resort in Wyndhams system?
 
So you are saying MF's can be different for different weeks of the year also?
 
If you are specifically asking about wyndhams, you might want to ask to more this into the Wyndham forum. W's have fixed weeks that are not in points, floating weeks that are not in points, weeks from the last 2 categories that have been converted into the points system and UDI (undivided interests) in points.

UDI MF's are set by the number of points so the equivalent of a 2 br in high season would have a higher MF than a 2 br in low season.

The first 2 types I mentions (fixed/float not in points) should have the MF's set by the size of the unit. The next 2 should be similar but in addition to the MF based on size there are other Wyndham program fees that may be based on the number of points awarded and not the size of the unit.

There are some resorts that have different MF's based on season. Ocean Sands Resort in Virginia Beach for example.

You need to specify Developer and resort. Too many variables.

At Wyndham UDI points MF are set annually by HOA BOD.

Separate POA fee is minimum $108 and goes up based on points.

Resorts that have converted fixed weeks have higher points values for prime weeks , so a say 2 BR ski week would have more points than same 2 BR mud week, so MF would be more.

NO!

Your question is to vague to answer meaningfully!

Is it a 2 BR plain, 2 BR lock off, 2 BR deluxe, 2 BR Presidential, 2 BR corner unit with ocean view, ad infinitum.

Also, depending on how resort booking calendar falls could be different depending on Friday, Saturday or Sunday check in or split reservation.

Do VIP discounts or similar perks apply!

What resort are you referring to?

It's not always the case.
 
No. Its just that there is no one answer. There is a variety of systems and even some state laws that come into play so asking "does every timeshare..." So it can't be answered without the specifics. Since you are not soliciting to buy or sell you could probably be more specific about the resort you are interested in and maybe get a better answer.

In a deeded resort, yes.

I guess because all mine are in the same season.

They started a couple years ago (maybe even last year). When you get a chance, take a look at the paperwork they send out with the MF bills.

At the Marriott resorts that I own, all the units of the same size pay the same maintenance fees regardless of season.

Not necessarily. For specific example, I own intervals at a timeshare in mid-coast Maine where there are three separate timeshare buildings, apparently built in separate phases in long past years.

The maintenance fees are slightly different for any given (identical) week in comparably sized units in each one of three separate buildings. Not huge differences, but certainly differences nonetheless...
