I just purchased a flamingo timeshare that closed maybe a month ago. I haven't received anything about 2009 maintenance fees yet and when I look online it says that there are no amounts due for the fees. Are they not usually billed by now? When are they due - the first of January?

Yes, they are ususally billed by now. Typically, MF's are due January 1st, but are not considered to be delinquent if paid within 60 days thereafter.

As for your bill, I suggest that you call HGVC and ask. I know that speaking with a real human being on the phone is kind'a rare these days, but you may have no other choice.

are you certain they are not delinquent if paid within 60 days? I thought there were due on January Ist, and Hilton places a late fee $25 if not paid....that's what I heard

From the fine-print of my snail-mail statement, below Total Amount Due:
"Failure to pay the Total Amount Due within 60 days of the Date Due will result in
the imposition of a LATE CHARGE of $25 [and]... a FINANCE CHARGE..." (emphasis added)

I paid last year's MF's on February 6th last year, with no adverse consequences.

Edited to Add: As pointed out below, YMMV, so read your statement carefully!

My Seaworld bills says 60 days, but my Bay Club of Waikoloa says 30 days. So the affliates my be a little different that HGVC named resorts.

Also, my Seaworld MF statement says it is due Jan 31, not Jan 1.

Strange. My Seaworld bill has "1/1/2009" in the Date Due column.
The assessment letters for both OVS I + II at the bottom of page 1, read as follows: "Your prompt payment of the enclosed bill – due by January 1, 2009 – is appreciated."

If your statement has a different date, I have to wonder if someone at HGVC hasn't been hitting the sauce.
