I am a new owner of a resale unit at SDO (one bedroom premium 1-52) and I know that my MO for next year is about $570. I have been looking on ebay to buy more units at SDO. There is a small one bedroom unit with MO of $573.97 on ebay at $2.25. The seller says this MO is correct. Why would a smaller unit have the same MO?

So what determines the MO at SDO?
 
Ads OFTEN list the wrong info. and resellers often don't have the current info., even if you ask.

Let me check our current MF thread and see what's been posted for the smaller side.

Here is pointsjunkie's post

sdo large 1 br $573.97
sdo small 1 br $487.76​

She included the optional $5 ARDA fee.

Last year's SDO large 1 bdrm was $546.04; so about a 4.2% increase.

Last year's SDO small 1 bdrm was $463.31; also about a 4.2% increase.​

*Here's a thought - I bet the TS in the Ad you saw is the LARGE one bdm. and they've listed it incorrectly. You might be able to pick it up real cheap. Ask for the deeded unit number and confirm with Starwood to be sure.

SDO purchase Question?

I have been away from the Starwood forum for a few months.

Couple of questions?

Looking at a SDO week 21 2br LO


What season is week 21 Plat, gold?

Not sure what the going market price is on these units at this resort. Can someone give me a good range to consider? I see some crazy posts with low prices on ebay. Need you folks to set me straight.

Hi Billy - There is a Staroption chart in Owner Resources listed under Staroptions for all the info. on seasons.

As far as prices, the bottom has fallen out of the TS market and we are seeing SDO listed for a starting price of $1 on ebay. If you are patient, you may get one for $1. If you are buying it for a II trader, a Plat week or a week that floats 1-52 will have the highest exchange power.

*I'm moving your question to an ongoing thread about SDO that has some info. in it that will help you identify SDO weeks.

I ahve experienced lots of eBay sellers quoting the MF including the SVN fees, which you do not have to pay as a resale owner that can not join SVN.

That could be why some MFs seem to be about $ 100 too high

Does that graph at the bottom (C-1) mean that the unit needs to be deeded in the week that corresponds with the proper season...or can a unit be deeded in gold season and still be a Plat 1-52 Floating Week?

I’m a little confused on the best way to determine if the week that is listed for Resale is truly what they say it is…:shrug:

Yes - the week listed on the deed must be within the corresponding season.

Of course if it floats 1-52, it has no season and it doesn't matter what week is on the deed.

The deed will state either the season, or that it is a floating week.

*I just looked, and the last page of the document shows the check-in days for all weeks of the year, and the seasons are listed at the top of that chart, by week number. In theory, it should correspond with the Staroptions Charts in Owner Resources.

The only units that are in seasons are the "New Units" listed in Exhibit A. Depending on what week they are deeded to, they will be Platinum, Gold, or Silver and then the calendar in Exhibit C-1 applies. All units are listed in Exhibit C. If a unit is not listed in Exhibit A as a "New Unit," then it floats 1-52, and a season designation does not apply.

Of course, you can always contact Starwood with the unit & week number to double-check.

Would someone be kind enough to explain the relevance of Pre/Post Starwood with regard to an SDO resale…and the best way to determine how a particular unit stands in the distinction??

They are not treated differently, unless you are going to requalify the week. In that case, a platinum week has more Staroptions than a floating week.

Of course, if you buy a week in a particular season, you only have the owner's priority to make a reservation in that season.

If you want to have the option to requalify the week sometime down the road, buy a Plat week.

If you want to use the week and do II exchanges, buy a floating week. A Plat will also work well, but will usually cost you more than a floating week.

It's the same link, but the search that Glorian gave describes the whole property. That's the cool part. It also is used to look up a specific deed. (I though that site looked familiar! :) ) So maybe a note underneath that has the magic code to get the information on the "new section" property numbers/sizes?

I guess my confusion came from the ebay data base info. They were all listed as PRE-Starwood or Post-Starwood....so I thought there might be a difference I needed to know about.

That's because another company (Embassy?) owned SDO and then Starwood bought them out. You will also find that the deeds have the old resort name on them, but that's nothing to be concerned about. That's just how they were originally recorded.
