I am a Marriott Vacation Club Owner for 25 years now. I am curious if Hyatt has membership tiers with escalating benefits ? I wonder if I were to buy my first and only Hyatt, if I would come in at a higher Tier, based on being a member of both programs, that are each a part of the larger entity? If it exists, an every other year 2BR at the Hyatt Sunset / Key West, would be something to consider for us.

There are actually tiers within HPP (more housekeeping credits, and stuff like that). Obviously, it's not worth buying from the developer for higher tiers.

Thanks. Just thinking that if it ever made sense for me to expand my portfolio , the Key West Hyatt that is in the middle of the town, would interest me the most. Does anyone know if it was ever sold as an every other year? I need to keep the maintenance fees down.

I'm not certain if they sold EOY at Sunset Harbor. However, I would probably stay away from an EOY for a couple of reasons:

1) You still pay "Club" dues every year. I think they run around $150 per contract.
2) The resale value stinks on EOY.

If you regularly want to stay at Sunset Harbor, I think it makes sense to buy an annual and stay when you want to, and then plan on exchanging within Hyatt. Sunset Harbor seems to have a fair amount of demand from a rental perspective, so you could always take that approach as well.

Sunset Harbor is a great choice. The only way to make the transaction would be by purchasing resale. If you buy from Hyatt it would have to be thru HPP, which is not recommended. I believe there are EOY units so search for a motivated seller.
