Madge,

Several Tuggers have recently reported exchanges at the Grand Mayan Maya Riviera being cancelled. One reported they had there confirmation for over 1 year.
There seems to be alot of conflicting information from RCI Reps and RCI online listings.

Here is what RCI online says for GRand Mayan Riviera Mayan

Additional Information:
Hotel units occupancy: Max 2/Priv 2 have 1king size bed, 1 pull out sofa bed, bath- room, jacuzzi and terrace. 1BR units occu-pancy: Max 5/Priv 4 have 1 king size bed, 2 pull out sofa beds, bath, kitchenette with microwave oven, terrace and private pool. 2BR units occupancy: Max 8/Priv 6 have 2 king size beds, 3 pull out sofa beds, 2 baths, terrace with private pool, kitchenette with microwave oven and jacuzzi. All units have air-conditioning, television and telephone. Check-in 5:00 PM; Check-out 10:00 AM. Unitlocation will be assigned at check-in. Madge, I recall you have said in the past that 1 in 4 At the Grand Mayan means you can't visit any Grand Mayan resort location more than 1 year in 4 but that is not what RCI above RCI listing shows.
The above lisitng says you are allowed 2 CONFS per member account but the second must have a Guest Certificate.
Then it goes onto Say you can only stay 1 week and multiple confirmations will be cancelled.CI and Mayan Palace resorts really Need to get there information straight and then published so RCI Reps and members know what the rules are and prevent 1 in 4 violations that cause confirmed exchanges to be cancelled.
These restrictions are too confusing for RCI reps and Members to untangle and figure out what they really mean.
This is a serious problem as Members have vacations planned and non-refundable airline tickets purchased.
Maybe you can push from your end to have RCI get the 1 in 4 language cleaned up so it is clear and understandable.

Dear Madge,

The infomation on the Grand Mayan Nuevo Vallarta also does not make any mention of the 1 in 4 rule applying to other Mayan Palace Resorts. Only this specific property. I'm sure many people and guides have read this in good faith have stayed at another MP or GM resort in the past 4 years. There is nothing in this wording that forbids this.

From the RCI web site:

Resort ID: 7486 THE GRAND MAYAN NUEVO VALLARTA
Select Unit Type Max Occ/Privacy Kitchen Check-in Date Type
H 2 / 2 None 08/25/2006 Exchange
H 2 / 2 None 08/26/2006 Exchange
H 2 / 2 None 08/27/2006 Exchange

Directions:
The hotel is on the Bandera's Bay about 15 minutes from the Puerto Vallarta International Airport. Leaving the airport make a left at the highway towardsTepic; access is 8 km. past the state patrol crossing as you come from Vallarta, look for the signs to Mayan Palace Resort where the hotel is located. The resort offers extra charge Airport - Hotel transportation; please call 2 days before arrival: 52322/2264000 or e-mail to: conciergenv@mayanpalace.com.mx

Does 1 in 4 rule apply only to the specific resort or family of resorts

Madge, it was my understanding that I cannot go back to the specific resort for 4 years after I stayed at that resort due to the 1 and 4 rule. But, the 1 and 4 rule did not prohibit me from staying at a different property but owned by the same resort family. For example, if I stay at the Grand Mayan in NV in Year 1, aren't I allowed to stay at the Grand Mayan in the Cancun area in Year 2? The wording indicates the restriction applies only to the specific resort. What is the RCI official policy on this?

tim,

Mayan has two types of properties in RCI's exchange system:

1. Deposited units representing owners (1009, 1294, 2984, 4125, 4350, 7486, 6483, 6866, 6973, 6982, 6823)

2. Promotional units provided by the resorts to generate sales (6631, 6632, 6633, 6634, 6635, 6636, 6860, 6867, 6974, 6983, 7491)

The rules are different for these two groups. Following are the highlights:

Group 1 --

One-in-four rule is applied per individual resorts - not to entire group of resorts. One additional concurrent or consecutive week is allowed within 4 years. One-in-four rule does apply to internal exchanges, even if a Mayan deposit is not used.

Mayan owners must observe certain restrictions connected to their ownerships. There is a hierarchy and upgrades are not allowed. Grand Mayan owners can exchange to any Grand Mayan, Mayan Palace, or Sea Garden resorts. Mayan Palace owners can exchange to Mayan Palace resorts or to Sea Garden, but Sea Garden owners can exchange only to Sea Garden resorts.

Mayan owners may not exchange to any of the resorts in Group 2.

Group 2 --

One-in-four rule applies to all resorts as a group. Concurrent or consecutive weeks are allowed; however, there must be a Guest Certificate attached to the second unit.

Again, no Grand Mayan, Mayan Palace, or Sea Garden owners may exchange to any of the resorts in this group, even using a different resort deposit.

Thank you Madge

This answer helps to clarify some of the questions that have been presented on this board. The informaiton was very conflicting on the RCI site.

I am especially pleased to see that the 1-in-4 rule does not apply to every resort within their group of resorts, per your answer to Group 1.

This is the type of official RCI information that should be saved for anyone who intends to visit this resort in the future.

I know this was probably asked before but I find the language of MP 1-4 rule very confusing but this should be an easy question to answer. We just stayed at the Mayan Place Acapulco RCI number 2984. Does this mean that the 1-4 rule only applies to MPA 2984 and we can trade next year to the Grand Mayan Acapulco which has a different resort number or do we have to wait 4 years to return to any Mayan Palace Acapulco resort?

I know I can go to a different location such as MP cancun, or PV or NV or am also wrong about that and can't go to any Mayan Palace resort for 4 years?

We had an exchange to the MP Nuevo Vallarta (4350) for last year. While there, they "upgraded" us to the Grand Mayan. WE did not request this upgrade. Does this mean that I can exchange back into the Mayan Palace since I never stayed there? Or should I exchange for a Grand Mayan? Which resort would be on my "record?"

Larry,

You will need to wait for 4 years to exchange to resort 2984 again. However, you may visit any of the others. If you are an owner, see the notes about additional restrictions in my earlier post.

Linda,

The one-in-four rule is enforced according to the RCI account used. So, in this case, you would be restricted from visiting 4350 for four years.

Madge I'm still confused about the owners part of the 1 in 4 rule. We are MP owners who just returned from a week at the Grand Mayan which we booked with RCI Points. Are you saying that we will no longer be able to use points to book the Grand Mayan even after 4 years?

Lynn,

The one-in-four rule typically does not apply to Points transactions. I'll verify that for Mayan to be sure, though.

Do you have anymore information on my post from Feb 20 regarding MP owners using RCI Points for the Grand Mayan?

Madge: Probably you should revisit this thread in light of the new 1-in-5 policy disclosed here:

Do these 1-4 rules apply to owners??? Please explain.
debkay,

Owners may not exchange to any Mayan property through RCI. All Mayan members must contact Mayan directly to use their internal exchange program. The contact numbers are 800/292-9446 (US) and 800/421-4161 Canada.

If you have multiple ownerships, you may use a non-Mayan deposit to exchange to a Mayan resort; however, the one-in-five year rule does apply. The new rule as of March 20, 2006, is that only one visit in five years is allowed for all Mayan properties. If you visit one, you must wait five years to visit any of the others.

Lynn,

I really do not believe the rules apply to Points transactions; however, I still want to get definite confirmation of that. I will try to get an answer soon.

Has there been an update on this issue? Are Points transactions included in the 1 in 5 rules? Are Extra Vacations +/Or Last call included?

Many thanks for your clarifications. Sorry if this has been answered previously!

happymum,

Since I'm not aware that any Mayan properties are affiliated with RCI Points, the question about whether Points transactions are subject to the one-in-five rule is moot. All transactions must be made in the RCI Weeks system, and the rule does apply - even to Extra Vacations and Last call vacations.

Lynn,

Even if you used your points to confirm the vacation, it would have to have been confirmed in the RCI Weeks system. In RCI Weeks, the one-in-five year rule would apply.
