Maui Redweek Rental WWYD?

I rented my 2023 Maui Ocean Club week using Redweek's full service. Renter contacted me yesterday stating:

Hello,
I accidentally booked this thinking it was for 2022.
We've spoken to Redweek as we do a lot of business with them. We will still take the unit next year but would like to have our funds released for now so that they aren't tied up for a whole year.
Are you amicable with releasing our deal/funds for now and we'll buy it again next year 90 days before check in guaranteed?
Since they wouldn't pay you until check in it really wouldn't change things on your end as you'd still get paid on the same date with the new deal.
Please let me know if this is something that you would be OK with.

Standard RW contract is any cancellation prior to 60 days of check in is 50% charge. Inside 60 is 100%
I'm not sure how "we'll buy it again next year....guaranteed" could be enforced.


Anyway, What Would You Do? Thanks in advance for your input!

I would just return the money. You have plenty of time to get it rented and you could even list the rental at a higher price knowing that you have this person as a backup. If its an honest mistake, I would let it slide.

If they do a lot of business with Redweek they know the rules. If they cancel it's 50%. Hold them to the contract which is what I would do as someone that rents weeks using Redweek full service. You don't accidentally book 2023 over 2022. You have to scroll down to get to the 2023 reservations. I call BS on their excuse and there is no guarantee that they would book again next year and you may also not want to rent that week anyway.

Correction on original post. You do want to rent the 2023 week they are guaranteed to have it already.

What was the day and month they thought they were reserving? Do you have ample time to re-rent?

Absolutely NOT. You can refund the 50% required, and offer to re-list the week. If rented for full amount, then refund the rest minus any Redweek expenses. Easy-peasy

why did they think it was 2022? You can only book 13 months out at most I believe. This means your reservation has either passed if they thought it was for 2022, or it would have to be until very early July at the latest (ie within the next 30 or so days). Their explanation for this mistake doesn’t make much sense.

There is a reason why your rental rate is likely much lower than the rate on the hotel site. If you want flexibility, you pay up for it. If you want a large discount, you give up that flexibility.

My question is that if you used Redweek Full Service, why is the renter contacting you directly and putting you in the middle? My understanding is that you pay for Redweek Full Service so you can hand it over to Redweek and do not have to personally get involved.

I would personally stick with the RW contract terms and let RW Fully Service team manage all communications with the renter.

This is 100% correct answer. Hold to terms of RW agreement/rules, with understanding as a courtesy only, that upon re-rental, the penalty will be refunded less any related costs to the OP. All the puffary about re-renting by this person is irrelevant.

I had it happen to me, someone booked my 2023 week thinking it was 2022. It's a fixed week, so can be rented more than 12 months in advance. I just agreed to cancel the reservation, despite it being non-refundable. Mistakes happen.

Stick to the contract as that is what you BOTH agreed upon.

Don't worry about 2023 as plans change. Or they could become ill. Or the could just lose any interest.

I do some full service renting on Redweek. During the summer of 2020 they began letting renters contact the owner, I think when they were so overwhelmed with all of the Covid issues. I have received far more egregious requests than this one. I would rather Redweek dealt with it.

But in this case, being so far out, I would let them cancel and give the money back. Perhaps less the Redweek fees for the trouble. I know by contact I wouldn’t have to, but I personally would just feel better doing it.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
I would tell them that if redweek will release them in a way that your ad is still active for the original length of the ad period and you pay no additional fees to redweek and redweek agrees, then you would be willing to release them but you are not guaranteeing a rental to them without them paying at least 50% of the fees now. Otherwise if it is available at 90 days, they are welcome to book at that time.

I'd stick to the contract. IMO it's dangerous to try to make sense of various sob stories. It is reasonable to refund any monies recouped by resisting minus direct fees. I'd be willing to bet you'll never hear from them again if you do cancel the contract with a full refund.

Decided to go with letting him cancel and receive a full refund. There should be plenty of time to re-rent. We'll see how it works out.
I think this was the way to go. Either it was an honest mistake on their part, in which case I wouldn't want to hold them to it. Or, they changed their minds, in which case I don't think you'll want to deal with them again. A clean break is better. I might have asked to be reimbursed for the listing cost.

I think refunding is the right move as long as you are not out any money and the week has plenty of time to still rent for the asking price. I would not agree to holding the unit for the renter until 90 days before so they can book it then. If its available then- by all means they can book it, but its unreasonable for them to ask you to hold it for them until then when they have absolutely no skin in the game once they have been refunded.
