I thought I would start a thread for resale tracking at MBV since it’s a fairly new resort and just not a lot of info yet on resales. This can be a nice consolidate thread to share resale questions, experiences and for my personal experience I’ll continue to update this thread with my purchase experience.

Purchase: 2 Bedroom Penthouse (2PX)
Points: 38,400 (Platinum)
2025 MF: $3,520.97
Contract Price: $28,000 (full 2025 points). Buyer pays closing and 2025 MFs

For this purchase I am working with Diane at Timeshare Broker Sales. I found Diane here through Tug2 and referrals in the HGVC forum (thank you)

Here is my timeline:

Feb 3, 2025 - Offer of $28k submitted and Diane is coordinating directly HGVC Resale department , informed seller is international (Japan) [List price $68.5k]
Feb 11, 2025 - Offer accepted
Feb 13, 2025 - Buyer Signed Sales Agreement
Feb 14, 2025 - Seller Signed Agreement
Feb 14, 2025 - TRCS Closing Escrow Established and contract moving to HGVC

Interesting, the sellers lost a ton..

Indeed, I’m trying to get the facts on the original purchase price but I’m told it’s like 100k+

Should be around $150k

That is the estimate I was told, Diane is trying to get the original purchase agreement. Will be interesting to see the details. Shows a little patience and searching on the resale market can reap big awards. I also assume given this deed was with the HGVC resale department that could mean the original sellers were in distress or stopped paying. I would not have found this gem without the amazing wealth of knowledge I learned from this community. I apologize for all the dumb questions I’ve asked so far this year but you Tuggers have helped me learn! @TUGBrian THANK You!

Possible but I know of some that have gone through HGVC resale to brokers that were then taken...SC ones

My guess is they will pass on ROFR. We just bought another Blvd through Diane and she said that HGVC isn’t exercising these days. At least not on units going through her.

I don't think Blvd gets ROFR'ed but SC do all the time. With MBV being new and still being built, it wouldn't surprise me if it does unless they are having issues selling them

HGVC doesn’t own the ROFR at the SC resorts. They were developed and owned by Strand Capitol, HGVC sells the deeds and manages the resorts. Strand has been very aggressive in ROFR. I know but HGV gets them back and then pushes them to brokers to sell and many then get ROFR'ed by Strand. True about others though. We will see about MBV though, since they are new. Not many resale on the market... And still being built. If they don't take it, that tells me that they have plenty to sell right now and don't need it.

Yes, Diane told me that this is directly from HGVC resale inventory so will clear ROFR. Not sure exactly how that works but she coordinated directly with someone at HGVC on the inventory she sales. @MJ1 - she told me the same, her inventory comes directly from HGVC resale and the offers they accept will pass. (I’d love to learn more about this if anyone has more details on they broker together)

@HuskerATL was able to negotiate a sweet deal this way. However it was not MBV so YMMV.

The OP can get a lot of nice stays for 38,400 points at $0.068 per point.

Our resale purchase price is always a small fraction of the original retail purchase price; so all good!

it's intriguing. compared to a Vegas deed which is 11,200 points and might be $5000 all in you paid six times as much for three and a half times the points; but will save 1/3 or so in MFs every year. Over time you'll come out ahead.

In addition we plan to vacation at MBV at least every other year for the foreseeable future. Imagine the savings on a 2PX over Thanksgiving week or mid-summer during school vacation compared to paying cash for similar type accommodations.

Those maintenance fees might be off. According to hgvcmfs.com the MF for a 2 bedroom penthouse at MBV is $3,520.97 for 2025. The MF per point is .09169 in that case. I attached a screenshot. I would triple check that MF before buying.

I noticed a separate tax line in the MF, and you’re right about the amount. It’s $3520.97. I’ve updated my original post with the new information.
