Marriott Vacations Worldwide 3Q Sales Decline; Stock Tanks

The distinction here may be that Colorado/Utah ski areas tend to draw nationally/internationally and are much larger than similar areas in the northeast, which tend to be more regional/east coast draws. That may have made them more appealing for sales/development.

Beach resorts in SC can have decent (but not swimming) weather in Dec-Feb, making them an attractive lower cost winter getaway for those in the NE. So the winter weeks, while not great beach weather, still beat the beaches in MD/DE/NJ etc. If you want to getaway in the winter from the NE, maybe they felt it better to pitch temps in the 60s rather than 40s.
Marriott’s Getaways for Hilton Head resorts and their Myrtle Beach resort have increase for 2026 about twenty (20) %from December- February. ; under Interval International.
 
Yes, but the time constraints of some NE locations is similar to other comparable locations (Vermont ski areas have the same ski season as the Colorado resorts, and as least an attractive off season, with many enjoying summer weeks in VT, for example. Ocean City, MD and Bethany Beach, DE are only marginally more seasonal.
I do understand the seasonal issues, but I do think the lack of realistic drive to destinations from the NE is limiting.
I think they're seeing that there just isn't nearly as much demand in the NE compared to other areas where they'll get more interest for the investment of building new resorts. If they saw a ton of unmet demand for vacation accommodations in that area, they'd probably at least be looking into it as a possibility. They have in the past sent out surveys to current owners about new locations we'd like to see. My guess is that NE locations just weren't anywhere near the top of the list.
 
When there are 5 months of the year when you can get a week for less than half of the maint fees owners pay, that's not going to make a good case for building a resort. That's also a problem for the Europe resorts that have really peaky seasonality and MVC ends up "owning" loads of junk inventory as people give it up. City locations could smooth the peaks a bit, but then you're into competition from all the other low cost city accommodations and saturated markets.

Yes. Having grown up around Boston & having lived in the hills SW of Denver for awhile, the comp between New England and CO Rockies resorts blows my mind. CO Rockies have spring skiing, and summer follows quickly. Then the leaves turn in fall. Maybe there are 2 months/yr when the weather would turn me off from spending time at Vail, Aspen, etc.

Maybe 8 months when Cape Cod wouldn't interest me. Maine coast, either 8 or maybe 9. For NH/VT ski areas? Maybe 5?
The Mainiacs will go crazy about my Maine comment. I lived on the NH coast for awhile. My sis lives on the Maine coast. Been there. Done that. The rocks are nice. ;)
