Marriott Owner Modifications Letter To Resale Transferee's

I have attached a letter I received from Marriott explaining that resale transfers will be at least 2 months.

I wasn’t able to attach a copy of the letter for some reason, so I am just typing what it said. In addition, below the Marriott letter is an email correspondence that I had with the closing company. It took over 2 months from the day Marriott Owner Services received the documents and transfer fees in their office before the week finally got transfered into my name at Marriott.

Dear Valued Business Partner,

As of September 15, 2008, the Owner Modifications team at Marriott Vacation Club has been integrated with another team in order to streamline our processes and gain efficiencies.

An analysis of the pending transfer requests has been conducted so that we can determine the status of each. Unfortunately, the volume of requests has been higher than anticipated, and therefore the normal response time is now approximately 8 weeks rather than the 30 business days that had originally been communicated to you.

We are working diligently to reduce the processing time. Owners / Title Companies who have submitted requests that are missing documentation can be provided. Once the completed request is then received, it will be processed according to the date that the completed request (not the initial request) was received.

How can you assist us to service you faster and more efficiently?
• Please verify that all of the requested information is submitted with the original request
• Please explain to your customers that we are temporarily experiencing a high demand, and therefore the response time is approximately eight weeks rather that four. Communicating these realistic expectations can then reduce the frustration of your customer who are requesting a status update.
• Enclosed you will find a sample of the Transfer Instructions and the Transfer Form which must be submitted with the requests. As we will be revising these documents in the near future, if you have any suggestions to make them easier to use, please forward your suggestions to me at the e-mail address indicated below.

I would like to be able to communicate with you regarding our progress in the weeks ahead, and the easiest way to accomplish that is via e-mail. If you would like to receive an e-mail update, please send you company name, contact name, and e-mail address to owner.modifications@vacationclub.com with the subject line of “E-mail Updates”.

I emailed Owner Modifications today and was sent a "form letter" email stating the same thing. They have had my paper work since August and I was originally told "30 days". Frustrating since I have 2008 useage. :(

Because of the time now involved with the Marriott title transfers: I would recommend all buyers to ask the sellers to book the usage that the buyer desires for 2008 use and 2009 use, and transfer that time/use as part of the purchase deal. This way the buyer isn't left hanging and unable to obtain the exact weeks that the buyer desires.

It's a shame that Marriott is operating so slowly in light of the fact that they do charge a fee for new owner recognition. Maybe they should raise their fee by a few dollars and hire some additional help to get the job done.........

That was a long way for Marriott to say: "We've cut back our staff to save money, thousands of people are snapping up cheap resales that we can't buy back, and we don't have any incentive to process these faster. Sorry charlie."

Getting your 2008/2009 week

My broker got with the seller to secure my 2009 week. I am not sure how to transfer the week after the transition, but my broker said she will handle it. Marriott suggested this.
