Marriott Newport Coast Property Tax -- Every other Year ownership

As I was paying recent tax bill for this property, I started to wonder how they differentiate between every year and every other year ownership.

Total value is $7,349

Annual Installment = $77.38.

Can someone who is an Annual owner tell me how these numbers compare?
 
I don't own at NCV, but it's a good question.

I own an annual week at Desert Springs Villas 2 and an EOY week at the same resort. You would think that the property tax for the EOY week would be 1/2 of the annual week. Not so. The tax on the EOY is less than the annual week, but the tax is well above 50%.

NCV is in a different county, of course, so I can't answer your question.
 
You can’t easily make an apples to apples comparison like that because the tax amount depends on what you paid for the week. A resale owner will pay less than a direct owner. A resale owner from 20 years ago will pay more than a recent resale owner. A gold week will pay less than a Platinum week, etc.

I'm not so sure about that. Here's the numbers.

I purchased my DSV2 annual week 21 years ago direct from Marriott (and before I learned about the resale market), so I paid retail price. Annual property tax this year is $66.44.

My DSV2 EOY week was a resale week. No cost to me. This year's property tax is $37.92.

The county breaks things down into land value and structures value. The EOY week's figures are not half of those of the annual week.

Both weeks are in the same (Gold) season. Both are 2BR lockoffs.

I've never understood how the county arrives at these figures. But since the $ are small, I've never thought it worthwhile to spend time looking into this.

Desert Springs Villas is in Riverside County, California.

Someone else will need to answer the OP's question. Perhaps things are different for NCV.

With regard to DSV we were told when we bought it resale that the tax was based on the average sales price at that resort during the past quarter.

We own an annual at NCV, but we are traveling so I don’t have access to that information right now.

Do you own multiple weeks at NCV? Do they all have a different tax amount for the same season?
 
Yes, I have some annual Platinum weeks there with taxes ranging from $78-$106.
