Marriott Grand Vista purchase

Prior to the II upsize charges, I thought any of the resorts that have 1BR units could request in exchange a 2BR unit at any resort that doesn't have 1BR's, but Custom House was the only one where a 1BR deposit is equal in trade power to a 2BR deposit.

Since the II upsize charges, it looks like the same is still true for Custom House 1BR exchanges and they won't be subject to an upsize fee. For all the other non-Custom House 1BR's, there's still the same ability to request a 2BR but the upsize fees will be charged.

Here is the wording from the II exchange documentation.

6. MVCI Owners of one-bedroom unit Weeks at Marriott Vacation Club Pulse Custom House, Boston, Marriott’s Aruba Ocean Club, Marriott’s Grande Vista, Marriott’s Kauai Beach Club, Marriott’s Maui Ocean Club, and Marriott’s Mountain Valley Lodge are eligible to request two-bedroom units at MVCI Resorts that do not have one-bedroom units.

That's interesting. I assume that is for OGS, but uptrade fees outside the 60 day Flex Change window still apply?

That was my question, I don't know. I think one could argue they wouldn't but it's up to II. The other part of the question as I noted above is whether one has the trade power of a 2 BR doing so, otherwise it's words without meaning unless you have added trade power and/or no unit size upgrade fee where applicable. Plus as it reads it'd have to be the dedicated 1 BR that's owned, not the lockoff of a 2 BR.

Right, like the dedicated 2BRs at Lakeshore that trade as 1BR each when locked off.

Those are the deluxe 2br units. Have been looking to buy one for a couple years.

Got to stay in one 2 years ago. Real difference having a 'mini' full kitchen with upright frig/freezer, stove, and dishwasher on the 'smaller' 1BR side. Made a great hang-out space for the 4 teens I had with me.

I’ve stayed in many two bedroom deluxe units over the years with Wyndham and Bluegreen with that set up with a smaller and larger one bedroom making up a two bedroom. I tend to be larger and give you additional options.

Post #9 in the thread that I linked earlier was written by a former MVC employee and explains the unique Custom House/II relationship. For whatever reasons, which haven't ever been written into the II guides, the CH 1BR's have always been assigned trade power equal to 2BR's, and now they're exempt from the upsize fees. S/he says in that post,

I believe the signatories were Lee Cunningham, at MVC, and Craig Nash, at Interval International. I have a copy of that agreement, which I will look for, and try to post (here). The agreement was the result of a very contentious issue, between Custom House owners, and MVCI, and I.I., and it was rectified by Maureen Boyd, then a Vice President at Interval International. ...<<

Owners of 1BR units at the other (few) resorts that have them have always been able to request a 2BR unit if exchanging to resorts that don't have 1BR's, but I don't think that's a result of any similar unique agreements. If I'm remembering correctly, that was Marriott's solution to making sure that owners at every Marriott resort would be able to use II to exchange to every other Marriott resort. But in these cases the 1BR's don't have the trade power of a 2BR and now, they're not exempt from II upsize fees.

I stayed in a 2br deluxe a few years ago at lake shore. Was a nice 1br but there was no washer and dryer in unit but there was in master 1br side. My son loved having his "own" private apartment away from mom and dad. I commented that this smaller 1br would be fine for the 3 of us if that was all that was available at lake shore.

I had forgotten about the no washer/dryer on the smaller side (not that the kids cared as laundry was not on the minds of teenage boys). We're looking forward to going back next summer for our first stay in a 3BR townhouse. Been trying to get a reservation for one for years and dates/availability finally lined up.
