Marriott Barony Beach Gold passed ROFR

Just found out today that I passed ROFR. It will take a 4-6 months to close but I feel much relieved.:cheer:

It was a Gold GV. I have been watching prices for over 2 years. Prefer OS but for the price I paid I am happy.

I have stayed in OS and GV on past stays and enjoyed both.
 
Tom it used to take less time but because the transfer company is short staffed due to the economy it now takes longer. This is what I was told.

I know we are short staffed where I work and am doing more with less like a lot of places.

In any case I hope it closes before years end as we did this early August.
 
Congratulations! I know how much you love Hilton Head and Barony. The pool by the GV units is nice and quiet. We own OS, but sometimes we prefer to swim in the GV pool. Gold season is also a lovely time to visit Hilton Head.

There has been a very high number of ROFR threads recently.
 
I have been to HHI May,June July,Sept and October so far. Anytime there out of the cold northeast is heaven to us.

There is no reason it should take 4-6 months to complete. All that needs to be done is a contract (2-3 days), ROFR (1-4 weeks), deed (few days at most), closing (few days), recording (1-3 weeks for HH) and transfer (2-3 days for the closing company, another 1-3 weeks on MVCI part). Just did 3, two were right at 2 months, the other under 6 weeks and 2 at HH. All were different closing companies. One was ebay from an individual, one ebay from a company, and one a private sale off redweeks. I even paid one with a personal check sent to the closing company which should have taken longer.

I did have one HI week that took that long last year but it was because the company was a problem. It finally happened but I was worried it wasn't. This was using American Timeshare Closings purchased through IA Vacations. I later got an email from the seller, I'm not sure he ever got paid for the sale. This was a company that had an agreement to buy but not to change the name or pay any money until they'd resold it. I got a fair price but likely could have gotten an even better one a few months later and I would not go through that amount of hassle and worry again if I could help it. And I'm of the impression had I not sought out the seller directly, who was having the same issues on his end, I may not have ever gotten this closed and transferred.
 
I bought through Holiday group. There is a 1 week recision period before ROFR ppwk is sent out. It took a month to pass and now it's being processed to close through the transfer company.

It almost never takes a month to pass ROFR, sounds like they may be dragging their feet a little. Hopefully they're just giving themselves extra time and it won't take that long.

Here's the story I received from Holiday for my recent purchase:

"The ROFR was waived 8/31 and the deed will take at least 30-60 days after that, possibly longer as we have been experiencing delays on transfer times due to industry cutbacks at the resorts and county offices. I assure you that we are working hard to complete your transfer in the most most timely manner possible."

I posted an appropriate timeline above that included two closings and recordings for HH resorts. In both cases the deeds were recorded and on the website within a week. They do seem much slower at getting the original deeds back but once recorded you can simply print it off and mail the copy to Marriott or just email it to them as an attachment. If they are taking 4-6 months it's very likely the delays are on their part, more likely they are just giving themselves extra time and the actual closing will be quicker. Marriott does not need an original of the deed, only a copy of the recorded deed.

ENJOY. We were there Labor Day week this year. Again, next year. We ae thinking of taking the 3rd week in Sept. one year. Shelter Harbor has the Food and Jazz. I hear it is great.
 
Bobcat- towards end of May there is an Art Festival at Shelter Cove. The Saturday was rained out which was the day we landed but Sunday was successful per the shop owner I spoke with. We did not attend this year.

I bought two timeshares from Holiday Group last spring. Both timeshares closed in August. Other than taking a long time, everything worked out OK. Their prices were good. Curiously, at the same time I bought the Holiday Group weeks, I bought two timeshare weeks on eBay, and those weeks closed within 30 days. There's profit in the "float" when you're taking full payment and not closing for 4-5 months.
 
FWIW,
I just finished closing on a Grande Vista two months ago and it took about six weeks from the time I had my contract signed until it was in my II account.

It sounds like the problem is on the company's end. To me, that issue alone would be enough to cause me to look elsewhere. One of the problems with taking so long is that in many cases you're looking at getting a reservation for the following year (sometimes the same year) and any delay can be a make or break issue. Of course the seller can work with you and potentially secure a reservation which Marriott will convert to your name later if applicable.
 
Used to be a realtor so I know about the profit on the float while it's in escrow.

I feel more comfortable working with this company that owns the week outright than ebay and or postcard seller who is an unknown. I hesitated in the past buying an ebay BB Gold. I had queried on this board about the transfer company used and I did not like what I read. That's why I chose Holiday Group instead. It is also why I bought my first Marriott resale direct through Marriott to ensure a smooth process.

Our recent purchase only took 6 business days for Marriott to complete. While we can see the unit online, we don't have a letter in the mail yet.
