Marriot Ko' OLina.....Resale?

I almost bought a timeshare while on a visit to the Ko' Olina Beach Club. Better judgement told me to look for a resale.

Here's the Marriott deal:
- $42,000 Ocean / $32,200 Mountain
- 150,000 Marriott Points or (1) Bonus Week

I've seen Ocean View resales in the 28-30k range. Does this sound about right? Or can I do better?

That sounds about right to me for an every-year ocean view (there is no ocean front category). The penthouse (top floor with higher ceiling) ocean view category would be higher.

In fall 2005, I paid $28K plus closing costs for a Ko Olina every-year ocean view with 2006 usage. I was pleased. It was a lot of money, but it was a better value than buying from the developer, even with the developer incentives. With more patience and more effort, I might have been able to pay less. Or I might still be looking and might not have gotten 2006 usage. It would have been easy to pay more, considering that there are listings in the mid- or even high-30s.

As the developer price keeps going up and the available resales remain low, it's likely that the resale price will go up for a while.

I wouldn't be surprised if someone responds saying not to buy until you find a motivated seller who is willing to sell for $20K. Maybe that would be good advice, but it could also be a way to wait so long that you eventually end up paying $35K.

Just found this, it's an O.V. Penthouse for $34,000 annual! Look around!
Yes. When I went to that link, I saw an ocean-view penthouse for $34,000 annual and another for $38,000 annual.

There is a regular ocean-view (makai view) annual with usage starting in 2006 listed for $28,000. It might be worth checking if that unit is still on the market.

I would not pay substantially more for a penthouse. The square footage and the furnishings are the same.

My friend inquired about that one awhile back and they said it was sold. I guess some of those brokers like to leave their ads up to get more business...
 
Banking - Exchanging - Fees

What type of fees should I expect when banking a week or exchanging?

I was also told that Hawaii will receive 2 weeks in any exchange...Can this be true?

For a list of historical maintenance fees for Marriott resorts, including Ko Olina (as some indication as to what future increases might be) - see this link from the TUG advice section.

For all other Marriott fees and II exchange fees, see the fees list in the Marriott FAQs (at the top of the list of topics for this Marriott forum).

Yes, if you deposit (bank) your week with II, you'll usually get an accommodation certificate ("AC"), which can be exchanged for a week through II. Your exchange choices will be limited and generally won’t be prime season weeks. In addition, you can use your deposited week to exchange for another week.

There is no guarantee that you'll receive an AC every year you deposit your week. II gives such ACs to encourage deposits of weeks that are in heavy demand. That demand could change. Also, you won't get an AC if you use the request-first method for requesting an exchange, under which you hold onto your week until you get an exchange that's acceptable to you.
