Manhattan Club MF

Why is MC's MF so high? Nothing else in NYC is much higher than other places.

Real estate in NY isnt higher than other places?
 
The value of real estate is hygh in NYC, I agree. But if you own the MC(by deed) that should not be a factor in the MF. If you have a coop or condo in NYC the MFs are lower than the surrounding suburbs because the RE taxes in NYC are low.
 
Members of The Manhattan Club owners Yahoo Group have been discussing how best to "fight" the huge rise in maintenance fees and the great difficulty encountered in reserving their weeks or nights.

A law firm that specializes in class action lawsuits has been contacted and is exploring the situation.

Some folks suggested contacting the New York State Attorney Generals Office. Surprisingly they have been very cooperative. Owners have been encouraged to file an official complaint and many have done so. The person handling the "file" is Benjamin Flavin tel. 212-416-8722. He has been returning VoiceMail messages promptly.

They do it for one reason: Because they can. The majority of MC owners paid outrageously high prices to buy their units, and want to believe that it was worth it, based on distorted views of the cost of hotel rooms in Manhattan. Also, they are still trying to sell what is now a lie: "We are the only timeshare in Manhattan." So, the management knows that it can further rip off the owners by charging outrageously high annual fees for the same reason. Notice that the fees are not being used to maintain the property -- it is deteriorating quickly, was shabby eight years ago and is going downhill even more quickly now.

The one thing left about the MC that is good is its location, but with the cropping up of multiple other timeshares in Manhattan, there really are much better choices.
