Where are the top ten tourist locations based on demand that have timeshares that one would have no problem renting if one could not use?
The big issue would be an oversupply of units, ie, Orlando,
whereas Hawaii and Vegas low supply of units creating an investment
potential? Also which timeshares have rental dept.'s or am I better
doing it myself?
Why?-the price of timeshares has fallen making them possible investment
vehicles.
Also, has anyone rented their units around National Parks fast and with
ease? Time period in demand?
Let me know if you think I am out of the park.

Lots of HI(high travel expense) and LV(shortage?) on Flexchange in II. Not a good sign for an easily rentable unit.(except for major holidays)
Rarely see Kew West, MC, SF,coastal CA etc.

What is MC?
It appears I stand corrected on supply in Hawaii and Las Vegas.

Manhatten club MF's have gotten so high that it is not a good rental choice. Also many MC owners here on TUG say that they have a very hard time reserving a week at the MC. Used to be one of the best but I would use extreme caution now.
 
Some timeshares are only very high demand during certain seasons. For ex. Ski resorts - Marriott Mountainside and Westgate Canyons, PC, UT. I dont see Montana or Banff/Canmore resorts very often during July. I dont see Maine or Oregon Coastals during the summer months. It doesnt matter if these resorts are not even Gold Crown, just clean nice resorts.

Ive never seen my Longboat Bay Club on an exchange availability but I know others have been able to trade into it. Thats a :whoopie: for those who deposit first and request.

Another resort besides MC would be the Fairfield Alexandria. Have wanted to get that as a trade and never been able to get it.
 
Key west and sanibel/captiva are great traders but pricy. Islamorada and marathon farther north in the keys don't come up very often as trades and sell for much less than the KW and S/C. I suspect that the lack of inventory in the keys is because of the high percentage of owners using their units every year.
