Listing Club Wyndam Rentals on Vacation Share vs Extra Holidays

I am trying to determine the best platform (Vacation Share vs Extra Holidays) for renting my unused Cub Wyndham Plus timeshare points that is allowed by Wyndham. Does anyone have experience to share?
 
I and others have been approved by Wyndham to rent on Airbnb and have been for the past several years with no problems. PM if you have any questions.
 
As I understand it, Extra Holidays is more if you want Wyndham to do most of the legwork. Vacation Share is more of a DIY approach where you do most of the work.

Interesting. I was using a third party to help me, and Wyndham didn't like it. So now I am looking for other options acceptable to Wyndham.

If you’ve already received a warning letter from Wyndham than you should tread very carefully with additional rentals outside of Wyndhams rental arm.
 
Any experience with extra holidays or vacation share?
 
EH's terms are conducive to horror stories and all but eliminate the possibility of a really great experience. My two experiences with EH may be about as good as one should expect. Both reservations were full weeks in 2BR Deluxe units at Bonnet Creek and both were the week after one of Bonnet Creek's Owner Priority periods -- spring break, I think. Neither reservation was upgraded from a smaller unit and neither was a Presidential unit. EH rented both full weeks and after EH's commission (40%), my take was just about what I would have received if I had rented them myself.

EH horror stories are usually about EH's commission and/or the fact that EH may not rent the entire reservation and may not rent any of the reservation. Points used to book the reservation disappear. Owner bites big one!

Shortly after Vacation Share was rolled out, it was using the same contract EH uses. I don't know if that is still the case.

Reviews are mixed, although the very first stay I had at Wyndham Bonnet Creek was using extra holidays as a renter and the process was certainly pleasant from that side. That said, if you’ve received a warning letter and you continue to rent outside of Wyndhams approved rental arms you face the very real possibility of all kinds of adverse action taken against you including locking of your accounts, etc. Just ask @rickandcindy23 the length Wyndham will go to to punish “commercial” renters. The jury is still very much out on whether airbnb will trip you up, even if you theoretically get the ads “Wyndham approved.”

Sounds like entrapment, not that it would make any difference to Wyndham.
 
Thanks for all the feedback. Still trying to figure it out. Does using Extra Holidays or Vacation share require use of a guest certificate
