I purchased a Marriott Canyon Villas EOY platinum off ebay in early July. It recorded middle of August but my name was mispelled. The title company filed a corrected deed which has yet to record. In the meantime, I received a "Arizona preliminary 20 day lien notice" for $25000 with both my name as owner (mispelled) and Marriott ownership resorts inc. It requests Payment bond information within 10 days. I have contacted the seller and title agency and left messages, and am waiting a response. I suspect this is a disgruntled contractor hired by Marriott but am not sure otherwise how to proceed. I hope this is not the first of many creditors of a tanking resort company (ok i won't go there just yet, the financial news this week has been so bleak).

Any advice from the TS real estate experts?

What closing company did you use and are they licensed/bonded and did they guarantee a clear title? Did you conduct any due diligence yourself?

I bought from the Ochoa's, they used title outlet company. The Ochoa's promised clear title. I did not buy title insurance.

I would suggest that you contact your seller (the Ochoa's) and the title company. I'm sure the sellers will "make it right".

Thanks- I have left messages. I did contact Marriot owner services and the resort. They were unable to give me any information about the unit I purchased whatsoever as they have not recorded me as owner. I know some on Tug advise contacting the resort about the unit prior to purchase. Is there a HOA that might provide this info?

I have worked with this sales person and have been very satisfied. I am sure they will stand behind what they sell but keep at them. Good luck
