Legacy/Distressed Resorts

Curious which resorts you would consider Legacy Resorts in the USA, by legacy I mean: distressed properties, sky high or very high and increasing drastically every year in maintenance fees, resorts needing lots of renovations or bad management companies managing resorts. Just trying to gather information and doing some research and wondering as owners what resorts you would consider Legacy Resorts as described above.. Thanks in advance for your input!!
 
I’m sure members who are more knowledgeable about this than me will be along to weigh in soon, but my initial reaction is that you are drawing a direct line between “legacy” and “distressed”. From my reading here over the last year, many Legacy resorts are dealing with significant problems, but not all.
