Legacy Adventures Inc.

I'm working with them now on a Worldmark resale. So far communication has been very good.
 
Having same problems getting in contact with a human. I should have been in the final stages of transfer, but no responses. Does anyone know how to get in contact with them?
 
I have not been able to contact Legacy Adventures. Are they out of business?
I am having the same problem. I checked and saw that Legacy adventures website domain is up for sale.
 
Apparently they are still in business, but they definitely have some shady practices. I had a bad experience with Clem Swan that would make me not want to do business in the future. I responded to an ad for sale by Clem Swan. I made an offer. I was told to wait until he heard back from the seller. It took a WHOLE DAY to get back to me. In that time, the deed sold to someone else. Had Clem had gotten back to me sooner, the deed would have been mine. His lack of communication cost me a deal. His response? "What else should I have done, it's not MY fault someone bought it earlier". Umm yeah buddy it was your fault for taking so long to get back to me. His email is cswan@TheVacationWarehouse.net and goes by "LegacyTimeshares" on ebay. I would definitely reconsider doing any business with these people after what I just experienced. They really don't care about you at all.

I’d guess that either they were already in the middle of a deal and the seller was waiting to hear back from the other buyer before responding to you, or the other offer came in higher. In that case, they might have gone with the better offer rather than risk turning it down in hopes that you might counter.

Another possibility is that the seller you were working with isn’t the only one representing the property at Legacy, and it may have just sold before they got back to you.

I totally get why this situation is frustrating—especially since you wanted the property and feel like you didn’t get a real chance at it. While it’s annoying (and understandably disappointing), I’m not sure this would fall under “shady business practices” as much as just bad timing or lack of communication.

Has anyone else had any recent experiences with Legacy?
 
I've bought 10 timeshares, 4 of them through Legacy, and paid in full up front for all of them. There is nothing fishy about it.

I would never pay for a timeshare without first seeing both the estoppel and the proposed (unsigned) deed in my favor.

The estoppel is to be certain that I am getting what I have bargained for (I understand an estoppel doesn't guarantee clear title, but for an eBay transaction of a few hundred dollars, a title search and title insurance aren't cost/effective).

The proposed deed is to be certain the are no typos in our names and that our trust is designated correctly. Errors are too common and I don't want the rigamarole of fixing it.

If I pay upfront, I have no way of controlling the process.

If you pay with a credit card you should be protected by your credit card company if something isn't right.

Are you willing to pay upfront for the cost of the deed preparation?

I can't imagine any seller and their closing company of choice going ahead with the deed preparation process without being paid. Even LT Transfers requires a deposit to do the deed prep when you use them. The remainder of their fee and the required resort transfer fee must be paid once the seller and buyer have signed and returned the sales agreement, the deed prep form, and provided copies of their IDs.

I've bought 15 resales and sold 10 of them. Everything was always paid in full upfront. Five resales were through Legacy, one through SMTN, and another through John out of Bozeman, Montana. Sorry I can't remember the name of John's business. For the rest, some I bought from the owners off eBay or here on TUG. A few I got absolutely free, some I only paid the closing costs and transfer fee, the rest I got decent deals on.

The only times there was a problem was due to Wyndham messing up on their end. The deeds were all correct and everything submitted to them was correct. Among other issues with Wyndham, they're notorious for sloppy, error ridden work in their title transfer department. The closing company, the seller and the buyer have no control over that. The headaches of dealing with Wyndham were just no longer worth it to LT Transfers and they won't handle Wyndham transfers anymore.
 
I agree that a deposit should be paid before the deed is prepared but I think a contract should be signed before any money is paid. The contract documents the terms of the deal and I wouldn't pay money until a contract is signed unless it's an Ebay sale that clearly specifies what you're getting and you pay with a credit card.

That will only get your money back. It won’t fix problems or get the timeshare week back out of your name.
