Joined TUG '96, Wyndham Grand Palms AKA, Presidential Villas at Plantation Resort, 3 bed lockout.
Timeshare tour offer . Apparently they are doing 300 credit vs the 250. Mass credit.

I could see the water park being interesting. But idk for 2 hours ... That's a long time.
 
so the tour was 3 hrs with a bit of time sitting talking to the young salesman about tug and timeshare.. he and another guy a TO closer was saying they average 1-4.3.. they sell or upgrade 1 in every 4 owners.. We were in the owners update/ upgrade section not the raw UP area..

they started at like 35K then the closer came in after a bit and it dropped to 10900.. but it appears the unit was a medium time period, not sure what that is maybe like the mud season and after memorial day i figure..

after that we did the exit guy and he offered a week or something for 5K. not sure what that was but suspect a EOY usage med or low season unit or garage.. more info attached. enjoy.. and we did get our 300 mass bucks.. LOL

I know right. seem thats not the case.. LOL.. just thought it was interesting .. on another note they were telling me
about the 1 n 4 rule and how RCI was starting to enforce it more... With like 4 different rci numbers in the resort area,, its easy to get back to mass on the regular .. We are currently in a Summit unit,, rci #3640 and i just tried to book another one in sept and see teh NOT ABLE TO BOOK on the units page ,, where as I did the same for a woodstone unit and no problem. So I guess that was another scare tactic to get you to buy.

did get in some skiing today using the 300 to buy the 74 lift ticket. was only alble to get like 4 runs in due to clumpy snow and then rain. :)

One issue is for me I get so many TPU on my 3 bed lock out at Presidential Villas at Grand Palms Wyndham resort .. what sucks if the RCI exchange fees crap..

PS anyone with a presidential villa unit want to get rid of it let me know.. some friends are interested in one..

I wonder still how this applies if you've got multiple RCI accounts (I have Wyndham, HGVC and Grandview Points) and exchange vs last call/extra vacations etc...

it seems to not matter as long as you are not going back to same RCI number unit.. Like summit is RCI 3640,, woodstone is 5711.. Eagle Trace is 2293, is I tried to book unit at summit for sept of 2026 and got the grayed out Cannot be booked.. the woodstone was no problem..

I suspect it per RCI account not different resorts you own at..

I have a week I’d like to give away. I bought it to use with RCI, but I’ve never used it. When I bought it, I had another RCI Points resort; and with both of them, I would have enough points to stay a week somewhere. Since then, the other resort went bankrupt. The Massanutten Resort isn’t worth enough points to make a RCI trade unless it’s a last minute 10,000 point exchange.

oh for sure.. not sure about RCI points,, but I check summit and woodstone on RCI Deposit calc ,, in the 2 and 4 bedroom size for wk 28.

WS 4 bed is 23 TPU... 2 bed upper (full kitchen) is 20, lower is 18 total split out of 48 tpu..

summit is 25 for 4 bed size, 19 for upper, 19 for lower, 38 for split units.

my presidental villa 4220 3 bed is 37 tpu,, 2 bed is 35 and hotel or lock out is 27 total of 62.. MF are appx same on WS and Summit at 1200 as is PV 1200 as well.. so for the same MF i can get 14 more than WS and 24 more than summit..

looking to buy another Presidential villas at Grand Palms,, if anyone has one.. :) dm me..
 
$300 seems pretty weak to me. I would be upset if that is all they offered me to waste their time. You should ask for $400+ next time.

I got the $250 a couple years ago. I went to the spa for a massage, and bought a jacket at the store. It is still my favorite one.

I know right.. they have a visa card option that was only 150 bucks.. now get that up to 300 and we have a DEAL HOWIEE..

Because those units for sale are contributing maintenance fees. That would become feasible if they ever sold out all of their inventory.
 
if i could sell a product at a 20,000% markup, id take every one of them available for free.
