Lakeshore Reserve 2 Bed question

We're considering resale purchase of Lakeshore Reserve. It appears there are multiple 2 bed floorplans. If we purchase any 2 bed resale are we able, upon availability to reserve, for instance, a 2 bedroom deluxe with the 2 masters or must we purchase a deluxe to have that option? Also, anyone that has experience with rentals of these units, would it be more advisable to go with a 3 bed vs. 2? Thanks for any input.

My understanding when I was looking to purchase at Lakeshore is that you need to own a deluxe to reserve a deluxe. I believe the MFs are slightly higher as well. When purchasing be careful and confirm the unit is a deluxe if that is what you want as many resellers do not know there are two different types of standard and deluxe.

Yes it appears the way to determine the difference is if it lists 2 kings vs. king and 2 queens. My concern is if you buy a deluxe and none are available at the time you want to reserve.

And probably the only way to know for sure is to see the estoppel documents and then call MVC with the unit number.

There are a very limited number of the deluxe version and only in a couple of buildings at the moment as I recall. We own a week in a deluxe 2 bedroom, and there's no question the inventory is kept separate from the other 2 bedrooms. You do have to reserve early to get one during high season.

You would probably need to validate the unit number on the deed to the CC&R documents recorded in Orange County to verify that the unit number is actually a deluxe 2BR unit.

Keep in mind that the Deluxe 2BR units in Palermo and Messina are in the back of the buildings and the balcony of one of the 1BR units faces the parking lot and may get a lot of noise from John Young Parkway. I don't think the townhouses are 2BR deluxe type units? If so, there are probably only 14 at the resort. I think each of Palermo and Messina are five stories, but the end with the 2BR deluxe step down and the first floor of Palermo is the sales gallery. So perhaps only six units in Palermo and eight in Messina.

Good luck on finding a 2br deluxe unit. Have only found 1 when I was searching. I wanted a unit that traded as two 1br units and day use was another factor.

How is the maintenance now at lakeshore? My favorite Marriott in Orlando. Will be staying there this June if the parks are open. If cancelled then will be back in Oct for Halloween Horror Night.

Lucky I have been able to stay there pretty regularly by trading. A few July 4th weeks, June though it is hot and many times in Oct.

Please come back and post how it went in your quest to buy a 2br deluxe.

Thank you all for the input. Always helpful. Frank the maintenance is fine. We are staying here now and there are maybe 6 cars in the entire resort so we feel as if we have the place to ourselves. The pool just opened but the hottub and essentially all other amenities ie grills, fitness center, all activities, marketplace are all closed. We played golf yesterday and the grill just opened for inside service with a limited menu. The entire JW and RITZ are completely closed. Our server at the grill said they do not anticipate the parks opening until maybe the 4th of July. They are opening soon for shops and restaurants but not the rides, exhibits etc.. We very much enjoy this resort but are considering a variety of resale options to include HH as that is a closer drive for us. Thanks again to all.

The only thing opening are shops and restaurants in Disney Springs. Shops and restaurants in parks won't open until the parks open.

I own the two bedroom with two king masters. The maintenance fees are higher. If you buy the unit that is the only kind of villa you will get. However, if you are an owner on an exchanged week they will try to put you into the unit you own. In my case it is the lockoff two bedroom or the two bedroom townhome.
So if I exchange into any two bedroom villa there, and I don't know the II codes for any of them, I can call ahead and get the villa type I actually own.
By the way, I love the resort. It is incredible, fantastic and gorgeous. It is run like a little country club. And all the staff makes owners feel like they are Royalty.

I just reserved an II getaway to return to LS after Thanksgiving. $500 for the getaway week vs. my maintenance fees of $2k+in a standard 2BR is a little disconcerting. Speaking of townhouses though, this will be my first time staying in one. Does anyone know the breakdown of where the 2BR townhouses are in the buildings vs the 3BR by looking at the map? I do know that the back half of Rosarno in the attached map doesn't exist.

Speaking of townhouses though, this will be my first time staying in one. Does anyone know the breakdown of where the 2BR townhouses are in the buildings vs the 3BR by looking at the map? I do know that the back half of Rosarno in the attached map doesn't exist.
Looking at the condo drawings in the recorded CC&R documents, it looks like the 3BR townhomes are on the end of each townhome strip. They are Unit F in these plans;

Also, if you haven’t already considered this, the views may be different between the deluxe and nonDeluxe units. When we were booking points for a stay, I called and asked what the differences were. I can’t recall them all, but the agent told me she preferred the non-deluxe units.

We ended up in a deluxe. It was fine, but we felt it was a bit tight, not much space around the furniture...

The deluxes are in the front of the buildings and the dedicated are in the back. Technically, the dedicated would have more of a Lakeview, but there is quite a bit of foliage.
