I am looking at on ebay Item #311505879244 which is WYNDHAM LA BELLE MAISON, 189,000, UDI, ANNUAL, POINTS, TIMESHARE, DEEDED
Starting bid 699 and buy it now 1890 but that would also include $825 or so in fee's. So La Belle Maison is a very marketable property on rental market, I know MF's are bit high there. I have already Wyndham status I want and currently rent some weeks to cover MFs. So someone educate me if what I see here is good, bad and why?

mf is actually not bad there at $5.30/1000 for 2015 (i havent looked at what 2016 fee are) For 189000 points Id budget about $1000 a year

But I dont see the fees are included in the buy it now price. so the price you will pay is I think a little on the high side, but as you say, La belle is a great ownership

The 189000 points is enough for a 0ne bedroom week, use it for a week at Mardi Gras at $300 a night and make $1000 a year, Youll have your purchase price made back in 3 years

You may also want to look into sumdayvacations web site. They have a Quarter House Timeshare going for $10.00 and MF are much lower. Trading power is about the same as LeBelle Maison thru RCI.

but you wont get a Mardi Gras week or Jazz fest which are two of the good rentals

What would be their chances of getting the Mardi Gras or Jazz Fest weeks? I would image most people would want those weeks!
