Kauai Lagoons

I know that Marriott is in the planning and developing stages of the Kauai Lagoons project, and I am curious as to whether or not this new MVCI timeshare will actually reduce the trade value for the Waiohai resort in Kauai? I own there and the main reason we purchased was for the guaranteed AC we would get, but if they build a 3rd resort there, will it reduce the value?
 
We're actually thinking the opposite. We own at KBC and hope that the improvement to the property surrounding the resort adds value to our ocean front ownership.
 
I don't because I think KBC and Waiohai are totally different types of resorts. I've stayed at both resorts and I prefer Waiohai. Actually, we own there too. However, I can see how people like KBC better but I think they serve different groups of people. Hopefully, they will design Kauai Lagoon so that it has their own character.
 
Quite frankly I don't think you could have too many Hawaii resorts. Everyone on Tug reports it being such a difficult trade.
 
Ritz Carltons

Actually,when we were at Kauai Beach Club this past week, we walked over to the Kauai Lagoons area just to look around. A groundskeeper was there, and he told us that the old Kauai Lagoons complex (but not the golf course I don't think) is being developed as Ritz Carlton fractionals and some restaurants and shops, not Marriott timeshares.

Later we went into the Ritz Carlton sales office, which is in the same building as the golf clubhouse, to look at the plans, so it seems like that is really the case. I don't know if this is good or bad, but it was interesting. They haven't built anything yet, though, that we could see.
 
We were at an owners meeting last July at the Kauai Marriott and the GM told us Mariiott time shares would be a part of the larger development that is going to take palce at the Lagoons. He even had a lay out showing where the timeshares would be. There will be relatively few units. I don't remember the exact number, but it is not going to be a large timeshare complex. For what it's worth, he thought the new Marriott timeshare would complement the Kauai Marriott.
