I would appreciate some information from owners at this resort.

My friends own a 1 br at Marriott's Kauai Beach Club. They told me it was a 1br "lock-off" -- that one side can be locked off into a unit with a separate entrance.

They plan to stay in the larger side, and are considering renting out the smaller side during the same week. Before they get too far into this, I would like to verify:

Are there 1br lock-offs at this resort?

Can the smaller side truly be locked off and rented out (like a 2br unit can)? In other words, will Marriott issue a renter a guest certificate for the smaller side of the 1br unit?

Can the smaller side be deposited into II as a studio?

Thanks,
Maria

This is an old hotel conversion. There isnt' a "big side" per say. There is a bedroom side with a traditional bed and then a side with a bed that folds in to the wall "murphy bed" that is otherwise a couch. The two rooms are physcially about the same size.

The "Murphy bed" side has a mini-kitchen (microwave, bar size refrigerator, toaster, sink, dishes, coffee maker; but no stovetop).

The bedroom side has only a refrigerator and coffee maker.

The rooms are the same size overall; the bathrooms are identical.

Yes, it can be locked off and rented.

Just a note, I believe you cannot exchange the small side with Interval, the one with the Murphy bed. You can only use it or rent it.

Marriott does not sale guest certificates II does. If you are renting from the owner you do not need a guest certificate. The owner would call Marriott and have your name put on the reservation.

Correct. The side with the real bed can be deposited as a studio unit with II. The side without a real bed cannot be deposited with II.

I thought it was the other way around. The side with the bed is really just a hotel room and I thought that could not be deposited.

The studio (lock off / hotel room) at KBC is the same as any studio that you get when you lock off a typical Marriott 2BR unit. It's just a bedroom. The side that remains has no bed and cannot be deposited, because you would basically would be depositing a living/dining room all by itself.

All of the studios I've been in at least had a sink and a microwave as well as some dishes. The bedroom side at KBC has none of these. It is a hotel room. The other side does have a bed. It is only a murphy bed, but II says it sleeps 2. (YMMV)

As an aside, I believe the side with the mini-kitchen and murphy bed has a higher points value in DC.

Terry is correct. The side with the real bed can be deposited with II. It does have a small refrigerater and coffeemaker. The other side with the partial kitchen and Murphey bed, cannot be deposited with II. Both sides can be rented.

I bought a two bedroom two bath oceanview at Marriott Kauai Beach Club - can I deposit both sides with II?

Yes.
The lock-off portion will be a studio (hotel room), and the other side will be a full 1BR unit, which includes a bedroom and living area, just like all typical 2BR Marriott lock-offs.

Thanks for all the replies. I appreciate the information.

I had not heard of this particular configuration (1br lock-off), so I wanted to confirm that the murphy bed side could be rented separately.

I inadvertently used the term "guest certificate", but I meant guest name on the reservtion for the separate murphy bed unit.

There is no Murphy bed side. The Murphy bed is in the living room part of the one bedroom unit. If you own a 2BR unit it is basically 3 consecutive hotel rooms with the middle of the 3 being the living room part. The two on the ends are identical with full beds, and one of them will end up as the studio lock off.
