Kauai [2025]

Last time we were there, my son tried poke bowls all over the island. Hands down winner was at the little Kukuiula Market on Poipu Road. They are my favorite go to market as well. :) The tacos next door are also great.

 
Monday: We drove up to Ke'e and located the shuttle pick up location (could not get a reservation.) We love to snorkel at Ke'e, and next year we are going to get up there, even if we have to take the shuttle. We had lunch at Kalypso's again. (Yes, we like that place.) Then we spent the afternoon at Hanalei Bay.

This morning, we bought another week at Lawai Beach Resort (resale) and that will give us a total of 4 weeks there. We lost 4 weeks at Kauai Beach Villas, so we are very happy to replace them at LBR.

* For Tuggers interested in prices: They were asking $2,500 for a 2 Bdm. in the Alili Bldg, we offered $1,500 and got it for $2,000 + title transfer. The 3 units we bought last year were all $2,500. You may find units for sale in the other 3 (less desirable) buildings for less, but the Ali'i has the best location & views, so it goes for a little more.


We spent the afternoon at Poipu Beach, and I've never seen so many turtles in one place!!! When we left, due to a downpour, the were 26 of them on the beach and more coming in!

That many turtles is so cool. I hope we see a group of turtles this big on one of our trips.

DW stopped by later and counted 34 in keiki beach area alone.

We also are getting serious about another deed(s) at Lawai.et at the pool someone who wants to divest.
Maybe we will see you there next year!

We have been happy in Banyan - we’re actually here now -for one more day - after spending the previous week at Point at Poipu. It looks like MF between Banyan and Ali’i offer by not-much, Ike $20-30 per year.

Coral and Lika Lani are less attractive to me. Coral is the oldest building, no washers and dryers in unit. Lika Lani has A/C, but is closer to the highway than ideal IMO. Corals MF are lowest, while Lika Lani is highest of the 4 buildings.

@DeniseM & others, curious: MFs at LBR seem weird: looks like 1 month (which I presume would be 4 weekly TS intervals, right) is about the same MF as 1 weekly interval?

I am far from an expert on this, but my understanding is that there are some full-time owners, and they are selling Coral Bldg. units as full-time units. So, the full-time owners would pay a monthly maintenance fee.

One of the approaches LBR has taken to dealing with the changing timeshare scene is to consolidate some of the less sought after unit types for vacation rentals into units that can be sold as whole ownerships. They started with a 1BR in Coral - the first time, it took several years to move deeded owners into other deeds so that a full-time occupancy unit could be sold, moving 51 weeks out of the surrendered pool and generating a chunk of $ to help balance the budget. The second one was prepped and sold within the last year IIRC. They are working on a few more, still mostly 1BR which are the unit types they have been having the hardest time finding new owners for.
 
Yes, DeniseM has it correct. If you own the whole unit, you pay that monthly fee.

Yes. The two units sold so far, both Coral 1BR, went for about 650K. And they would then pay a monthly HOA-type fee, just like other condos. I have wondered whether they have the option of doing STR of their unit?
 
I noticed that the Ali'i Bldg. unit plan also lists one privately owned unit.

Yes, they bought the whole condo for hundreds of thousands of dollars and then pay the monthly maintenance fee.

And if you buy four timeshare weeks, you pay four weekly maintenance fees.🤙🏻
