Is Redweek only offering two verified and protected options now?

So for a new rental ad:
1) Redweek has to verify the rental ownership with the resort or company
2 Owner has to use Redweek lease and book online
3) Owner has to let Redweek hold renters money until guest checks in and redweek can resolve tenant issues which may mean owner does not get Renters money
4) If a rental is obtained the owner pays an extra $100 and tenant pays extra 10%
5) I assume owner has to disclose owners personal info to Redweek-- Bank Account ,Tax ID # Etc

Missing anything?
I’m looking at a 2 BR unit at Marriott Ocean Pointe for $3,900.00. Additional fees are Service Fee at $376 and taxes at $273.00. Why is Redweek collecting these additional fees or is at the owners request?

If the owner lists as Verified and Protected, Redweek charges the renter a booking fee of about 10%. They also collect taxes as required in the state of Florida.

RW submits the taxes, the profit is what RW thinks they are owed, along with $99 from the owner + the listing fee from the owner. RW stands to make $376+ $99 + $59-99. Not bad for someone else's owned week, but people expect verify and protect, and they are moving to end DIY listings.

Given that Vacation Candy was marking up each rental by a flat $500, they're making about the same on these higher priced rentals.

However, the flat $99 on the owner end tends to discourage cheaper listings, whether they are for fewer nights or at cheaper resorts. They must be giving an exemption for high volume listers like the broker listing all the 1-2 night stays in hard-to-get DVC rooms (e.g. Jambo House value studios, or Boardwalk standard view studios). Otherwise, I'd expect those listings to go away since the $99 is a 25%+ commission.

No more $39 option.

Can't get around it by "copying" a DIY listing, and renewing a $39 listing also goes to the $49 option.

I suspect we'll see a lot more DIY listings on TUG :)
still free for members!

no plans to change ever =)

#3 and #4 are the main reasons I will no longer be listing with Redweek. I still haven't forgotten the COVID crap they pulled with owners and there were a few post-COVID reports of renters "disputing" like 1-2 days before check-in and getting their money back, thus screwing the owners over because Redweek sided with the renter.

Noticed last night that some of the filters on Redweek are no longer working. Most concerning, is the filter by date. Wondering if that is how they plan on dealing with the legacy DIY listings.

I still have the Date filter:

Like you, the filters still show up for me. However, they just don't work. I've tried them out on several browsers. Each time, when I try to click on "Select Date," nothing happens. When I click on "More Filters," not all options are activated. For those that are activated, when I select the filter and then press "Apply," it takes me back to the sign in page even though I am already signed in. At least one other Redweek member contacted me yesterday about having the exact same problem.

Yeah, I just checked and their filter function seems to be broken.

How did RW handle the rentals after the fire? Does anyone have information on that because the resorts didn't want anyone in West Maui for a long time after that fire.

I am perplexed as to why RW got rid of DIY almost entirely. Do people really inquire on the ads that show a range of dates for up to a year, which is the only DIY that seems to be allowed at this time.

I just listed Dolphin's Cove and tried to list it with the old DIY ad I had in place for the last six months that had expired, and no option to do anything but the $49.99 or the $59.99 options. I want to put exact dates in my listing.

This will probably be a bust for my Dolphin's Cove listings because I have ask more to cover the RW costs, then RW adds their costs.

I am so bummed not to have a DIY option.

I've used a range of dates in most of my ads and then in the body of the ad, I show the specific weeks that I have available. This worked great until a year or two ago when RW started putting those type of ads at the bottom of the rental listings. If it's a small resort with only a few ads it was ok because renters could still see it but if it was a resort with a large number of listings most people would never see the ad unless they scrolled to the bottom after sorting the ads by check in date.
