Is Hilton finished with building Maui Bay Villas?

We plan to drive down there today or tomorrow. If we did get involved in Hilton at all via resale, I would like to know what my chances would be of getting Maui Villas through HGVC. Never have been to a presentation.

I did the same thing the last time we were at the Westin Ka'anapali. It was brand new at the time and I did not go in, but the location across the road from the beach didn't look at all appealing to me. YMMV of course.

We own HGVC resale and used points to reserve a unit at the Maui resort this past January. They are still building units and will be for a couple of years, but the buildings around the very nice pool area are being built first. They were still working on two of those buildings while we were there. You can definitely walk around the grounds and ask if someone can show a unit to you. They may push back and say you need to go through a sales presentation, but we got lucky once and someone showed us a unit. I believe you can also eat at the resort restaurant on the ocean side of the road even if you arenā€™t staying there. Ask them to be sure.

They are still building units and will be for a couple of years,
as I was told recently, though I agree with a few others. having stayed in Wailea a few times and run on that road almost all the way to mid-Kihei, and looked at it on google maps last year, it is way over-priced for the location, which is "OK" at best. For someone who wants pools and doesn't care about beach, maybe it makes more sense. but restaurants? Well, I suppose you need to rent a car & can drive to Wailea. LONG time ago there was a good Thai restaurant along there somewhere
From my memory, I think they must have bought a couple of OF homes & knocked them down to have a "beach". TBD where they got the sand

I actually looked at "Club" availability yesterday for almost all HI, just before I don't bother with HGVC website again til fall.
For MBV, there was nothing Sept & Oct. There was a 1 bed from mid-Nov & later, plus a different 1 bed from about Dec 1 & later. I didn't look at 2 beds. I don't think they have studios. Then from Dec 10, there was a 3rd type of 1 bed & from Dec 12 a 4th type of 1 bed.
It is 20K+ pts/wk, 2x what HHV costs. & maybe 3x what Bay Club on BI costs. I guess MBV has ocean vws ...

@rickandcindy23 We went to a presentation there as part of a discounted stay VIP package. The sales reps formerly worked at MVC and Vistana in Kaanapali. They were reasonable and not high pressure. The numbers they presented were in the $80 - $130k range so don't work compared to buying oceanfront WKORV or WKORVN resale. I also thought the MF were high.

we are going for a week in october. i find that there is more availability than when it first opened. haven't been to maui in years, happy to go back. of course we'll have a car - if the beach isn't good we'll drive somewhere else!

I wouldn't buy developer, as you know.

I inquired about a couple of OFC Westin Ka'anapali South from Syed. Sold minutes before he received my email. Back to looking for more again. Considering Westin north, not Nanea.

Having driven by quite a few times in the past week I would say they are not complete. Some buildings are completed snd it looks like there is something across the street, maybe a beach club, that is open. Not an area I would want to stay in, and I like Kihei. That is in the area that flooded recently.

Yes, the pool and restaurant by the ocean are open.

We weā€™re at the resort in early January when there was flooding from the overflow from the creek that runs on the other side of the side road and empties into the ocean. That road was closed off and they had guests entering the resort through the construction gate in the back of the resort.

One word of caution about the water at that beach. If itā€™s dirty/murky donā€™t go in. Itā€™s not safe and itā€™s not healthy. Drive to a different beach as there are many to choose from.

We stayed there last April, it's about 1/3 done with several more buildings to complete. Rooms are nice, staff very friendly and helpful. Do note that the wind picks up about 11:30 AM and doesn't stop till the evening - not trades, I'm talking 20-30 mph wind. From what we were told by locals it is every day like that there. And what is it with all the pigeons? They are everywhere. We were really excited about this property, but left disappointed and aren't going back. We'll stick to the Big Island.

I also didn't like the brisk afternoon wind and the cloudcover that formed from Haleakala mid-afternoon. AFAIK the entire sound west end of the island, including Wailea, gets this weather. Kaanapali doesn't have this weather.

Has the building on the northwest side of the pool completed? They said that that building will provide wind protection at the pools. Last June the construction noise and afternoon wind blowing construction dust to the pool area was annoying.

With that said the pools at the resort are beautiful and plentiful. Designed by the same architect that designed the Kingsland BI pools.

There are three phases with four buildings in each phase for a total of 388 units when completed. The second phase should be completed this year.

Keep in mind, the original plan had multiple phases of construction over several years through 2027.

Maui Bay Villas will be located on 27 acres bordered by South Kihei Road and Kaonoulu Street. The 388 units will include one-, two- and three-bedroom suites, averaging 962 square feet, in 12 one- to four-story buildings, HGV said.

Amenities planned include a clubhouse with a restaurant, keiki club, fitness center, grab-and-go market, a large pool and oceanfront beach club.

The initial phase of the project includes 131 units in four buildings, plus the clubhouse, pool, operations building and beach club, the project owner, Kupono Partners, told the Maui Planning Commission in December.

Sales are expected to begin in the first quarter of 2020, HGV said.


The second phase of four buildings with 149 units is expected to begin construction in September 2022 and open by August 2024. The third phase of four buildings with 108 units is expected to start construction in November 2025 and open by July 2027, the project owner told the commission.

I just came back early March. The pools that get more sun tend to be warmer and the "adult" pool that gets the most shade is ice cube cold! There was live music - original songs and unique covers on Monday & Thursday at the bar. The Beach Club isn't busy and you can just walk in - for now. It's a great place to watch the sunset.

They are currently out-of-phase from the picture you shared. Thanks for the update. :)

I see that you're a Maui Bay Villa owner. You might have the latest diagram along with unit info per building in your online HOA docs. Take a look at your HOA Declaration (Covenants, Conditions & Restrictions) document and amendments.

From our visit in Feb it seems that Building #1 will be one of the last built. Dont want to ruin the view from the check in desks with a building.

I liked that the non adult pool area was the perfect temp at about 630pm. Agree that the adult pool area was very cold. Though the hot tub up there was the hotter than the non adult hot tub.

I liked location of MBV better than Westin in Kaanapali. Granted I do not use the beach much as I prefer the pools. Much easier home base to sight see from Kihei than Kaanapali IMHO.

the building is up and the pool is not at all dusty. we haven't found the winds to be super problematic. i think that building must help.

@letsgobobby Good to know. Winds might be seasonal - the way to know for sure is to see if there are whitecaps on the ocean in the afternoon and how windy the pool is when this happens.

Can you provide a photo of the new building from the pool? I am curious as to whether there are balconys that overlook the pool.

there are balconies. I don't think it's quite occupied yet.

we chose building 9 and it's very quiet, but south facing rooms might be the plus/premier rooms as they would have a full on view of Haleakala.

it's definitely breezy, and the palms are swaying, but at water level the hedges, buildings, and waterfall structures seem to block it so it's just a stiff breeze and very soothing. it would be pretty hot down here without the breeze. The temperature today is 89. šŸ˜Ž

Wow that was built quickly. There was only foundation work and construction fence and dust when we were there June of 2023. This should help block the wind. Those balconies look nice too.

I would say it really depends on what you want in a Maui vacation. If you want to go explore the island and enjoy the culture of Maui, the resort is well located and encourages you to go and explore Maui. The West Maui resorts definitely have some tension on your vacation as you still have to drive through the burn zone to do almost anything outside of that west maui resort corridor.

If you want the classic Maui vacation, Wailea is home to that and I've enjoyed my visits to the Andaz. West Maui still has a long way to go in their rebuild, and still has years to go before that area will be back to full entertainment capacity.

The West Maui resorts definitely have some tension on your vacation as you still have to drive through the burn zone to do almost anything outside of that west maui resort corridor.

I would say if you want the classic resort vacation then Wailea is the home to that. We love our Maui Hill timeshare in Kihei. It's just more homey.
