This thread went off the rails with talk of housekeeping fees being out of whack.

I actually would like to whack one poster here on the head with my fan right now. Just sayin'.

Two PIC weeks, 3 bedrooms, would give you 508,000 points. There are plenty of resorts that have low MF's to use for PIC.

I am hoping Wyndham never gets rid of PIC, but they could at any time.
Newbie question ... What is PIC and what is it used for?

Post 65 is @COSkier1 's post and the $1,200 is crossed out. You were the first to say $1,200, and you never said where you got that $1,200 number. You also never said which Radisson you were referring to that cleaned hotel rooms (not condos), for $12 a unit. I like to see which rooms you are referring to when you said "Large suites"
 
I dont know how Wyndham handles or offers healthcare insurance. Most of these workers are part time less than 40 hours per week making them exempt. California has 14 million people getting government subsidies from state for part time workers. ACA also offers healthcare insurance for $10 per month for lower income workers
The next biggest employer expense is SS at 6.2%. I find it off that people are gullible enough to believe they spend $124 to clean a room and spend $1200 a week in total maintenance. That equates to about a $1000 per day to service 8 rooms . It seems some of these posters are confused by the logic and reality of the situation
The only one confused here seems to be you. You're quoting numbers with zero proof. We can provide proof on how much in expenses they actually pay, but you cannot. You want people to believe you so badly, that you think throwing out insults will get people to take you more seriously. It doesn't. You're spouting nonsense and ignoring our calls to ask you to back up your statements with actual proof. I guess since you can hide behind a keyboard, you don't think you need proof. You are flat out wrong, and we proven why.

And don’t forget that Worldmark is non-profit and owned by the members. So these are the “truest” representation of actual cost.
 
I'm with @CO skier. Those numbers do not add up. That doesn't even cover the cost of minimum wage, employment insurance, workers comp, the taxes the employer pays for that employee, etc. Not sure where you are getting your numbers, or if you can even prove them. Anyone of us could pull up the yearly budget for our HOA.

These are also gigantic resorts. It’s not just housekeeping. There’s front desk staff, there’s pool maintenance, there’s lazy river repair, there’s barbecue repair, there’s paying to keep repaving the sidewalks. There’s a ton of landscaping. These are not “800 square foot condos.” But also, I’m a homeowner, and there are a ton of costs there too! New roof, new driveway, new railing, gotta redo the bathrooms, gotta redo the kitchen, gotta replace worn furniture, need to replace broken dishes, need to replace broken appliances, need to upgrade to newer tech. He’s not amortizing the one-time costs. Any kind of property ownership is expensive.
 
In defense it seems more expensive than it should be, in a perfect world.

I feel the same with all the tax money collected and I feel much of it is wasted. Unfortunately, without any government/military we would be invaded, and our lives destroyed which I don’t find that particularly appealing either.

So, I celebrate my freedom by purchasing timeshares that annoy me with fees I wish were lower. The idea of “free” travel on the sofa, just doesn’t fell the same.

When I’m on vacation suddenly I accept the costs and want to buy more weeks, points, vacations, etc. Of course, that makes me madder when I must pay the fees.

There was quite a bit of confusion on the subject. Some people had trouble understanding the numbers and logic . For example ,

The $1200 was a reference to a post where I wrote :

“Some people pay as much as $1200 for a week in MF “

This was not a specific reference to Wyndam , but rather about TS in general .

One response from another member was : “ some people pay $1500 for a week in MF“

The responses to these two comments were

“No its only $600” or “your just stupid and wrong”

Later , by pure coincidence , there was a post stating Wyndham spends about $1200 per each week on maintenance. The post was edited two days later and now reflects a lower number.

It was also posted Wyndham pays $124 for each room cleaning. I have no argument with that.

I simply stated the cleaning crew get paid nothing near the $124 per room.

I worked for a hotel (not Wyndham) as well as my Sister n law . They pay 45 minutes wages for the larger hotel suites . Typically the workers don’t work 8 hours and received no benefits .

I was in Smokey mountains Wyndham , TN and returned Friday. The minimum wage is $7.25 , but the employees most likely get $12.00 . The biggest expense is the matching 6.2% for SS. So , yes I stand by the fact they pay $14-28 to the workers to clean a room.



If you want to learn about maintenance worker and front desks . Well , I worked the night audit and maintenance

Our 64 unit hotel required 60 hours per week. Our job was to paint , patch and repair . We also fixed the vacuum cleaners and used steam cleaners on an occasional basis. Laundry was done by a dedicated worker and with help from the head housekeeper. The main reason for separating maintenance and cleaning expenses is to better understand the expenses. Cleaning fees are based on 70k points for my standard membership. Last year I paid a $159 charge for a “cleaning fee” . Not sure why so many people are confusing MF with the room cleaning. My house is 2400 sf with no mortgage . It takes about $18,000 per year ( $346 per week) to maintain all expenses including $7400 in taxes. For reference Wyndham pays around $3,000 in taxes per unit.

For us , this includes the pools , gardens , all utilities, roof , fencing and HVAC repairs and maintenance. Logically a 2400 sf requires more work than a 600sf condo and with the economy of scales Wyndham should make it much lower.

The main factor that differs is the outsourced house cleaning expense. I realize the rude posts were from confused people with no knowledge on the subject . I forgive your ignorance.

When I had some time, I looked-up the most recent facts (facts, a concept completely foreign to some people) and updated the post.

You seem confused and do not remember what you post:
I am referring to MF of over $1200 per week , when they spend less than $400
Post #65 are actual expenses for a major timeshare that show how riduculous that $400 number is.

Insults ? You mean like hitting me in the head with a fan or calling things ridiculous because you cant do the math ? Most folks with reasonable intelligence understand basic logic, but some people on the forum seem to be foaming at the mouth .
