Charter Club, Marco Island

I am looking for information on the Affiliate property Charter Club on Marco Island. I have been offered a converted fixed week 26 that is now a float week. I know it is not the peak season but it does fit my work schedule. I am not familiar with the Hilton properties or timeshares but do own in two other timeshare companies. I believe that there is a one time fee to convert the float week into 5000 points. I am curious to hear reviews of the property, and location. Additionally, is it worth converting to points? I would appreciate any information that can help in my decision as to whether I should assume the ownership. The only cost is the transfer.

I love the location and the condos and the amenities

IMHO, it's worth it to join (convert to) HGVC becuz you get the full smorgasboard of "club" destinations and length of stay options, plus included RCI membership w/no deposits required. OTOH, if you plan to use this week regularly and don't care about going to other HGVC resorts, then hold-off... You can join later if circumstances change.

I converted my affiliate TS in week #4 to HGVC almost immediately becuz, even if it's the high-season in South Florida, I have no intention of going to the beach in the dead of Winter... I prefer my surf to be bathtub temperature.

Perfect advice, IMO. We own two Marco Island weeks: 51 at Charter Club and 52 at Surf Club. Since we were already HGVC members, we enrolled those weeks right away. That gives us the flexibility when we don't use both weeks, to convert those to HGVC points (7000 each) to use elsewhere. However, if you are not already a HGVC member and think you might use the week, then definitely hold off on joining -- no sense in paying the $170/year HGVC membership fee if you aren't going to use the benefits of the points system and you can join at a later date with no problem.

As for the Charter Club, we absolutely love it. The rooms are nice but a bit lower quality than the top timeshares or even HGVC-developed properties. The pool area is a bit small by modern standards, but very functional and well maintained. Where this resort shines is in the amenities that are included: Hobie Cat sailboats, paddleboards, sea kayaks, bicycles to check out, pickle ball and tennis courts -- all free for the guests to use. Heck, the staff even gave us free sailboat lessons! I totaled it up, and I think we used $4-500 worth of equipment "rentals" when we were there last December when compared to what it would have cost us to rent if we were not staying there.

We liked visiting the Charter Club of Marco Island that we moved here. We started coming here about ten years ago for vacation. We bought two flex weeks of Charter Club about five years ago. During Irma, there was some damage, but insurance covered it all and there was no special assessment required. They were shut down for about six weeks in Sept and October last year to fix the damage and clean up (the island was hit by the eye of the storm during low tide thank goodness). Any one who had a reservation during those weeks were offered a refund on annual fees that were rolled over to this year's annual fees. The board is very good at keeping the property well maintained (it opened around 1984). The units are very nice and they are getting ready to renovate the second bathroom later on this year or into next year. All units have direct water views of the Gulf of Mexico. The beach is maintained by Collier County.

If I were to buy my HGVC over again I would buy it at Charter Club!
And a summer week would be my choice as well.
I don't think you will regret it.
Week #26 is a great week for us Floridians.
End of June, is still warm, peak summer, few hurricane threats,
yeah it rains in the afternoon but it passes quickly.

Try to buy a unit in the building closest to the beach for the best views.
The back building has nice views too but you will be looking at the
Marriott Crystal Shores building blocking some of your view now that
it's there.

I love Charter Club and luckily since it's a nice size resort seems to
usually have availability in the HGVC club more often as opposed to
some of the smaller resorts.

They have lots of owner perks there like free sailboats and other water
craft for use, they do fun things at the pool like a cruise ship and have
margarita days etc.

They have lots of parking unlike Eagle's Nest and it's never been a
problem to bring more than one car. They don't nickel and dime you
to death like some of the other HGVCs do.

Go for it!

We have a reservation for CC later this year - our first trip to that location. We have stayed at Eagles Nest which is not far away and loved it. Those 2 seems to be the most recommended HGVC properties on Marco - and CC has the free equipment which we are going to take advantage of when we go for sure.

I suspect that week 26 is just what is on the deed - it was stated that this unit was converted to a float week. It sounds like gold season. So if you want a summer week, I would think this means competing to book a reservation with other gold season owners for summer weeks - and summer looks like only 10 weeks out of 29 total weeks. Below are the weeks listed for CC gold season on to the HGVC website.

It would be helpful for an owner to weigh in on how to book flex weeks and how difficult summer weeks are to get.

Gold: Weeks 1-6, 14-18, 24-33, 43-48

Thank you for all the information. I am curious if it is difficult to book a week during the summer?

We'll be at CC the week of 6/17. Booking was not difficult.
But I was prepared to be flexible when I called. So I asked...
"Do you have anything available on Marco Island in 7-9 months?"

Thru the club I've had success booking summer June and August weeks.
