If you rescind, is there a waiting period to buy again?

Hi - we rescinded our purchase with the developer just before the deadline (and received our refund today). My question is - is there a waiting period before you can purchase (this time resale) with HGVC? Wasn't sure if our name would go into some sort of database and raise a red flag to keep us from buying resale.

They can't stop a sale. They can use Right of First Refusal to buy it, but it's unlikely that spite is a strong enough motivator to get them to overpay for a unit.

Not 1 Blasted Thing They Can Do About Resale Purchases.

You can show up at corporate headquarters whooping & hollering & waving your own red flags & doing a little dance while shouting Nanny-Nanny Boo-Boo over your resale purchase & all they can do about it is swallow hard & wonder how smart it is to keep on operating a biz plan based on charging big bux for timeshare deeds that are worth little or nothing on the open market.

There can be some perverse satisfaction in seeing the full-freight timeshare sellers grind their jaws at the knowledge you paid peanuts for exactly the same thing they're flogging for major money.

A Grandview At Las Vegas timeshare seller had trouble remaining polite last October when we said we bought our Vacation Village At Parkway points timeshares for next to nothing on eBay. (Vacation Village At Parkway & Grandview At Las Vegas are both links in the same timeshare chain.)

"Points-converted units are not supposed to remain converted upon resale transfer," he said through clenched teeth.

Oh, yes they are -- bigtime. VVP points-converted units & Grandview points-converted units both are bought & sold routinely on the resale market, & there's not 1 freaking thing the timeshare sellers can do about it.

I don't see how the full-freight timeshare sellers can live with their consciences, knowing as they must that the units they're selling for thousands are worth no more than a few hundred at most. Shux upon'm.

... Not that you'd want to go to any of those ill-disguised hard-sell "upgrade" sessions anyway.

Everyone's right -- they can't stop a resale (except via ROFR, which they'll only do if the price is right). However, they probably won't invite you back to a retail sales spiel, aka owners update, and allow you to take home the freebies again. At least, not until some time has passed. (Oh, the horror! :hysterical: )

Like others have said, there is no waiting period. I rescinded on a developer purchase & bought resale weeks later. Since it was Flamingo there was no ROFR & everything went off without a hitch.
