I received an approval for Transitions!

This is what it looks like. it took 1 year and 1 week to get it approved

We hope that whatever the reason or circumstances that caused you to consider relinquishing your contract(s), that you did enjoy your ownership and have many fond memories of the vacations experienced during your ownership.

Hilton Grand Vacations (HGV) has completed its preliminary review of your application and has agreed to accept your request for relinquishment of your Contract ####### through the Transitions™ program. Please note that HGV reserves the right to decline your Transitions case should you no longer qualify for the program. Please refer to the program details for more information about our requirements.

Please refer to the guide below for detailed steps you will be required to follow to finalize this process. Please note, if we do not receive your completed documents within 30 days from the date you receive documents for execution, your Transitions Application will be cancelled and your ownership/membership will be restored to its original open status; any approvals to participate in the Transitions™ Program will be cancelled.

STEP by STEP GUIDE (to complete the process):

A Mutual Release Agreement (MRA) and/or a Deed conveying your timeshare interest to HGV (both referred to as a “Release”) will be generated and mailed to you by HGV

The document(s) will itemize and identify the contract(s) that you are relinquishing

Each contract will have a separate Release

The document(s) will cover the terms of the termination of your financial obligations to HGV

It could take anywhere from 30-90 business days to receive these documents

Review the Release thoroughly and carefully

Contact the Transitions™ team at 1.855.342.3689 if you have any questions or require clarification on the process

Review the Special Considerations found on the following page to ensure you have processed your Release accurately.

PAYMENT OPTIONS for PROCESSING FEE:

Credit Card- Call 1.877.497.7521 and select option #2 to pay required fee of $1,000.00 per contract over the phone

Payment is required to complete the transaction

Payment will be retained by HGV in the event you take or have taken any actions to disqualify or void your submission

Special Considerations





Notary requirements
All named owner(s) referenced on the document(s) must sign in the presence of a notary public

IF THERE WAS A NAME CHANGE:

If an owner has legally changed names through marriage, divorce, or other process, a copy of the documentation supporting the name change must be included in the submission

IF A NAMED OWNER HAS PASSED:

A copy of the Death Certificate must be included with the submission. If an original is required, the letter you receive with the documents sent to you for execution will reflect this requirement. Upon completion of the transfer, the original document will be returned to you.

If all named owners have passed:

NON-DEEDED MEMBERS: A copy of all Death Certificates, Last Testament and Will or Probate documents appointing the executor of the estate must be provided before documents can be prepared. Please email a copy as soon as possible to LossMitEstateInquiries@hgv.com for further review.

DEEDED OWNERS: A copy of the Probate documents appointing the Personal Representative of the Estate of the deceased owner must be provided before documents can be prepared. Probate must be filed/recorded in the county where the property is physically located.  Probate filed within the same state but different county might be accepted. Please email a copy as soon as possible to LossMitEstateInquiries@hgv.com for further review and approval of this document. This will apply if all owners are deceased, if multiple owners took title as tenants-in-common or if no vesting was chosen.

IF THERE IS A POWER of ATTORNEY:

A copy of the documentation granting power of attorney must be provided before documents can be prepared. Please email a copy as soon as possible to LossMitEstateInquiries@hgv.com for further review and approval of this document. If the original is required, the letter you receive with the documents sent to you for execution will reflect this requirement. Upon completion of the transfer, the original document will be returned to you.

IF THE TIMESHARE IS HELD IN TRUST:

A copy of the notarized trust agreement must be included with submission along with the first page of the agreement stating the name of the Trust as well as the pages showing signatures and notary seal

IF THE TIMESHARE IS HELD IN A PARTNERSHIP:

A copy of the applicable Partnership Agreement must be included with submission along with an original notarized and signed Statement of the Partnership containing:


Name of the partnership

Names of its partners

Statement that the named partners constitute all of the partnership's partners

IF THE TIMESHARE IS HELD IN A CORPORATION:

A copy of the applicable corporate documents must be included with submission:

Corporate Resolution/Articles of Incorporation reflecting the name and title of the individual(s) authorized to transact on behalf of the corporation

To the OP, You are Free and No More Maintenance Fees. Free at Last.
 
@Magumba - were you able to use your timeshare in 2024 or did you have to pay the maintenance fees and just let those points go to waste? And did you pay the 2025 fees without use, too?

I'm asking because I put in a request in November 2024 and got the email that it was paused. I had originally put in a request in January 2024, but it was denied because I hadn't pre-paid all of my maintenance fees. I was on the monthly payment program and wrongly assumed they would reach out for me to pay the maintenance fees in full and then move forward instead of just an immediate denial.

I called a few months ago and was told it was still paused (even though you all are getting approvals). I emailed today, asking if it was still paused, and if so, could I use my points or would they deny if they "suddenly" resumed the program while my reservations were active. They replied that it was still paused and that I shouldn't use my account at all while in transitions. If I have a future reservation when they resume, my case will be denied.

My suspicion is they will immediately resume the program (just for me) as soon as I make a reservation and deny my request (restarting my clock). Based on your story and timing, it seems like they want to get a full year of maintenance fees out of you, without use, and then approve you once you pay the next year's fees.

@dhartford - interesting that they let you use the share and not have to pay the full fees. I guess as long as the contract your were giving up was "covered" you were good.
An update for me - I was just approved for Transitions on all 3 of my contracts. Now just waiting on the paperwork! Very excited!

I only have to pay $750 total for all 3 ($250 each).

So I guess my assumption that I would need to pay next year's fees was incorrect.

For those still waiting, ignore their "paused" message. The program is alive and well, they just aren't transparent about it. Pay your fees and don't use your timeshare, as they may randomly review your submission and if you don't meet the criteria (reservation booked, maintenance fees not current) they'll reject you and send you back to the end of the queue.
Questions, please help:
I am a Diamond Resort points owner. I applied for HGV transition and paid my maintenance fee for 2025 in January. I called each month and was told that it is still on pause but was told "to continue to enjoy my vacation". Thus, I have booked 2 upcoming places via Interval International. If I get transition paperwork within next month or so, what should I do? Am I disqualified because I used the points? Was I supposed to not touch the points and wait indefinitely? Looking forward to some assistance and advice. Thank you!
I would not use your timeshare at all. They told me not to use it if I wanted to be eligible for Transitions.

You basically pay the maintenance fees and then let it sit while they "pause". If they decide to review your request before (or during) your reservation, you won't be eligible and you'll be denied.

Thankfully I followed their advice. I was in Hawaii when they approved my Transitions request and had considered booking a reservation at Poipu for that trip. However, if I had done that, I wouldn't have been approved.

So, your real cost is not $750 but $750 + 1 year MF + maybe a portion of 2024 MF if you had leftover points that you banked ?

If there were three contracts, wouldn't it be 3 2025 MFs and as you say maybe leftover points as well?
 
Please stop, please do not give Hiton any ideas on the amounts.
I think Hilton has already figured it by recommending members to not use their points.
Like that Hilton can rent weeks using members points and make money until they acquirre members points through transition.
I think Hilton acquirre new points through transition only when their inventory of points is low enough. So, transition depends of the number of points Hilton sell to new fishes.

Correct - I already paid the 2025 MF for all 3 (around $5k) and had written them off as part of the cost. I really meant I'm only having to additionally pay the $250 deed transfer fee instead of the larger $1k fees that others have to pay in other states. I was fully prepared to have to pay next years maintenance fees and not use it as well to get out of this.



When we first got these timeshares, MF were around $2k, which was reasonable. But every year they kept going up, adding on new "special provision" fees, etc. When last years were near $5k I said "enough!" It was obvious they are just going to keep increasing the fees at will with no recourse for owners.

We got many good years of use out of it when my kids were young and we needed larger 2 BR units with kitchens and we were ok with limiting ourselves to specific locations. But now that the kids are grown and it's mostly my wife and I traveling, it's too limiting in timing and location. Plus now we have Airbnb and VRBO, which we used on our recent trip to Hawaii.

For our Hawaii trip a few weeks ago we spent a week in Kauai (over the July 4th holiday) and a week on the big island. We planned that trip two weeks in advance and stayed exactly where we wanted to on the islands. With the timeshare, almost no way we would have been able to find availability the week of the 4th plus we would have been limited on where we could stay. For us, it just makes sense to get out from under the maintenance fees and put that $5k to our new style of vacations.

Wanted to also add that I only had like 100 points left over from2024 that I didn't even bother rolling over. Once they denied my first request in 2024, we used those points and gifted several family members vacations. We couldn't personally use all the points so we figured we weren't going to let them go to waste and let our family use them.

But once I submitted the request this year and saw that it was paused and got advice from HGV not to touch it, I just wrote this year's fees and points off as part of the cost to get rid of it.
