I just got a $715 HOA charge for 2025 for the resale timeshare I just purchased.

From the final, final, final thing, it took a couple of weeks before it showed up in my online profile with a bill :p
Yeah. We had the same thing. For a moment we thought maybe HGVC just missed it, but eventually they sent us the activation charge.

Was fun while it lasted to think we got it through!! 🤭
 
Sellers signed final docs/deed Monday, deed recorded with County in Hawaii on Tuesday. So we officially own the Kings Land TS now. However, closing agent said it taking 2 weeks for the transfer of ownership within HGVC now. Is that what people are seeing after you offiically close/recorded etc?
Deed recorded with county 7/22 (last Tuesday). we have access to HGVC as of today and I can book. So about 1.5 weeks for HGVC to transfer to us within their system after everything was completed
 
Question, if I purchased my first deed and it is a bHC deed, will I need to wait for the activation fee to be charged before making reservations so that I don't incur a fee on reservations or is there a way to call and get the reservation fee waived?
 
The contract/points will not be available until the account is activated. Once activated you will receive the invoice. Once the contract shows up in your dashboard, you should be able to book.

You will need to pay for AI dues (or book a home week) for no reservation fees. I had to call CS and request that, and it took a while for that to go through.

If you purchase the bHC deed resale I had an experience similar to what @Reddart wrote except that the CS who sold me the AI dues made sure that I could book without incurring a fee before hanging up.

If you purchase any HGVC/bHC deed direct you'll be enrolled in Max, pay Max dues, and get free reservations that way.

Is it true that you can hold off until you plan to book your first trip to call and pay the AI fee? Is it then no fee to book on the call (vs online)?

I was eager to pay my AI dues so I could make free online reservations and called HGVC the day the bHC deed showed in my account.

So I don't know. The only times I've called to make a reservation were when the website glitched when trying to modify (and the CSR was happy to do it free of charge once I explained the issue) and when I booked The Crane.
