Is that normal? I had thought all fees were paid when I purchased.
Thanks, I thought I had read in a post in here, that the fee was $250, but the post was 2019, so I guess it went up a lot? lol

It did not give me a date on when it was due, but my annual block reservation showed up about 3 weeks ago and I saw a bill when I logged in today.We are signing closing documents on our resale tomorrow. What’s the timeline on being able to book? Did you get that activation fee right after closing? ( know about the fee just not when they request it)

It depends on how fast the closing company submits documents. The first holdup will be the estoppel/rofr waiver. HGVC has 30-days to replay once the requested is submitted. The closing company will then need to transfer/recorded the deed and wait for it to be recorded. Once it is recorded, it will be submitted to HGVC. Usually 3 weeks, but no need to worry about that. It will just show up one day as a bill in your account after everything has the process has been completed.Did you get that activation fee right after closing?
You would only be charge an activation fee of $399 should you decided to enroll your unit into HGVC.so I didn't opt to "lump" these new points into the HGVC system, thus we did not incur this charge, but still maintain our ownership through the HGVC portal.

I'm considering buying a deeded HGVC resale. Is the $715 Activation fee something that a seller might be able to pay for me? Looking at the For Sale advertisements, maybe the seller could "Pay $715.00 to buyer upon completion of sale".
I have a vacation/presentation scheduled for the last week of November, and am concerned if I buy the timeshare, whether I'd be able to say I'm not an owner at that presentation. It sounds like I might be an owner by then, and I might not.
That certainly is possible, but then it would also be a deed that I wouldn't purchase. Remember that there is much more to a TS than the purchase price. You also have the ongoing MFs. If the seller wants to dump that deed so bad that they are willing to pay all of the closing costs, then that deed will most likely very poor MFs/pt ratio. Sellers signed final docs/deed Monday, deed recorded with County in Hawaii on Tuesday. So we officially own the Kings Land TS now. However, closing agent said it taking 2 weeks for the transfer of ownership within HGVC now.
