I just got a $715 HOA charge for 2025 for the resale timeshare I just purchased.

Yup, one last fee.

Yes, it is actually a club inventory activation fee.

I thought I had read in a post in here, that the fee was $250, but the post was 2019, so I guess it went up a lot?
It has gone up significantly especially for resales owners but it wasn’t that low back in 2019. I think that the inventory activation fee was around $250 for developer purchases back in 2011.

For reason, I thought the time stamp had said 2019, but it was 2014, lol.

 
That would have been for developer purchases and not resale.
 
Yes, I was charged in 2024 over $600. It was aggravating because I already own @ another resort and the title company said it was not owed. I could not get anyone on the phone to answer why @ HGVC was charging. Finally went into the office on my next visit
and they charge on any new purchase.
 
We are signing closing documents on our resale tomorrow. What’s the timeline on being able to book? Did you get that activation fee right after closing? ( know about the fee just not when they request it)

It did not give me a date on when it was due, but my annual block reservation showed up about 3 weeks ago and I saw a bill when I logged in today.
 
Did you purchase the resale 3 weeks ago?
I started the purchase 4-5 months ago and it took that long for Hilton to do their thing, the title company to do their thing and then Hilton to do their next thing.
 
I am still waiting on my things to get done too.

It depends on how fast the closing company submits documents. The first holdup will be the estoppel/rofr waiver. HGVC has 30-days to replay once the requested is submitted. The closing company will then need to transfer/recorded the deed and wait for it to be recorded. Once it is recorded, it will be submitted to HGVC. HGVC can take up to about 10-days to transfer
Did you get that activation fee right after closing?
Usually 3 weeks, but no need to worry about that. It will just show up one day as a bill in your account after everything has the process has been completed.
 
Lucky me. We exchanged for a stay in Sanibel, and discovered the HOA was selling surrendered flex weeks for $2500 (right before Hurricane Ian). We purchased it with the intent of staying there each year, so I didn't opt to "lump" these new points into the HGVC system, thus we did not incur this charge, but still maintain our ownership through the HGVC portal. Sanibel is finally recovering, our complex was available for occupancy last year, elevator installation to be completed this fall. Nice hike up 3 sets of steps.

You would only be charge an activation fee of $399 should you decided to enroll your unit into HGVC.

Thanks, all the estoppel/rofr was already done, it did take about 30 days. We signed the closing documents yesterday and made final payment. closing company basically stated what you did. That they are waiting on seller to sign then it’ll be sent to record and HGVc to transfer. They expect 2-4 weeks
 
I'm considering buying a deeded HGVC resale. Is the $715 Activation fee something that a seller might be able to pay for me? Looking at the For Sale advertisements, maybe the seller could "Pay $715.00 to buyer upon completion of sale".

I have a vacation/presentation scheduled for the last week of November, and am concerned if I buy the timeshare, whether I'd be able to say I'm not an owner at that presentation. It sounds like I might be an owner by then, and I might not.

I have a tip for you, the less you share about yourself at a presentation the easier it will be to say No and get the hell out of there. Don't worry about if you own a resale.

You can ask for whatever you want in a sales contract.

That certainly is possible, but then it would also be a deed that I wouldn't purchase. Remember that there is much more to a TS than the purchase price. You also have the ongoing MFs. If the seller wants to dump that deed so bad that they are willing to pay all of the closing costs, then that deed will most likely very poor MFs/pt ratio. Also, you will have the same issue when you sell the deed.

Sellers signed final docs/deed Monday, deed recorded with County in Hawaii on Tuesday. So we officially own the Kings Land TS now. However, closing agent said it taking 2 weeks for the transfer of ownership within HGVC now. Is that what people are seeing after you offiically close/recorded etc?

Mine (a few weeks ago) was about 3 days.
 
From the final, final, final thing, it took a couple of weeks before it showed up in my online profile with a bill :p
