Ok -
I started looking at kal's website last night trying to understand Hyatt.

Which properties are Weeks and which are Fractional.
Existing and Proposed?





Do any of the properties have Lock off 2 or 3 bedrooms?




According to Kal and a few others I should buy no less than 2200 points.
Are the maintence fees based on the points owned? or some other method.

ie a Gold 3 bedroom 2520 points vs Diamond 2 bdrm 2200 points - which will cost less resale and MF's .....

1. I would go to a Hyatt sales pitch in Texas (get you feet wet) of course only buy resale.

2. Some properties have lock offs some do not it really does NOT matter.

3. Of course a 2200 point week 2 bedrooms is going to cost less than at 2520 3 bedroom unit plus the MF's will be less with a 2 bedroom then a 3 bedroom. The more points you have the better you are it is that simple.

4. Fractional and regular timeshare are all the some when it come down to POINTS that is al that matters. ALL new Hyatts are going fractional except MAUI (possibly some fractional). Northstar (tahoe),Siesta Key,NYC Bermuda,SFO (later),Carlsbad (later) Newport(later)
