how would i go about selling aruba surf club

what is my best bet if i want to go out and sell my 2 bedroom timeshare at the aruba surf club. i have platinum season and oceanside resort.

should i go through Marriott? what would i expect in terms of dollars from them?

are there other options?

Since Marriott is still selling their own units, they won't try to sell yours until they are done (probably years). We are having the same issue with our Waiohai unit, although, we are in no hurry.

I would suggest looking on the open market. I believe there is an FAQ section that has how to sell your unit.

Look on the open market, but it doen's hurt to put your name on Marriott's list and also call the resot to figure out how the list for sale is. If you're not in a hurry, do it!
 
Since Marriott is still selling there they will not accept your unit for resale however they MIGHT be accepting names of owners who want to sell on a wait list so that when they do start the resale program there your name will be on the list to sell. However who knows when that will occur. If you need to sell soon then you will have to go through the resale market and you will probably not get as much as Marriott can sell it for you for.
 
It may depend if you have a unit that is not available through Marriott. By that I mean...it is my understanding that both Oceanfront and Oceanside are sold out. Therefore, if you have one of those units, Marriott will most certainly IMHO accept your unit.

The resort was something like 96% sold when we were there in Feb. and, as posted above, Plat. OF and OS Plat. weeks were sold out and they likely have a waitlist at least for resales. About a year ago, before the economy nose-dived, several owners received letters soliciting their units for resale, so there was a point they were looking for unit.

I would guess that at this time there is likely a long list, but it is a very "hot" resort so it doesn't hurt to place your name on the list if they will accept it. It doesn't preclude you from trying privately while your name sits on the list.
 
selling surf club

We just returned from Hilton Head, we own a 3 bed, 3 bath at Surfwatch--plat, gardenview. They are sold out. I went on the tour to get my pts, and the salesman asked me if I wanted to sell. I said no, but he told me that Marriott is now charging 40% of the sale price. Not worth it. I have sold quite a few timeshares, better economic times, and I did it through redweek, and when I was in Mexico, the wks I wanted to sell I just introduced myself to people and asked them if they were interested in a god deal. I did sell my weeks. I would definitely try on the open market, but you must price it right.
 
You can also list it with a broker. I've used Seth Nock with good success.

Keep in mind that 40% of their sales price is still generally more than what you can garner on the open market. Since that is their commission fee, you get 60%.

Example, Manor club is selling through Marriott for approx $22,900 right now (guessing, not totally sure on this number), so 60% of that would be $13740, which is a heck of a lot more than you would get yourself on the open market, and then have to pay commission too.
 
Exactly! Marriott does charge 40% but it is 40% of Marriott's price which is the top of the line pricing. It should bring you more money in pocket than you will get selling it elsewhere plus no hassle in answering low ball offers and a lot of questions from bottom fishers that you will get through the internet.WHen we sold our Barony Beach last year I netted a lot more than I would have received trying to sell it privately.
 
Manor is selling for 22,000 by Marriott but Ellen resently saw it sell for about 5600 on ebay last week????

I too plan to sell my Surf Club OceanSIDE Plat. unit and according to Marriott Resale unit, the resort is 86% sold. Oceanside and Oceanfronts for Plat. season are sold out...

They will accept your name in case they have a buyer but their priority will remain selling the rest of the resort first so you may have to wait for a long time...I put myself on the list as I have nothing to lose by listing..

I was also told by Marriott resales that the Surf Club is 86% sold out. The current Marriott selling price is $39,000 for a platinum Oceanside unit. After the 40% commission you would get $23,400.
 
Sorry for the misinfo.- when we were there in Feb. one of the managers at the owners reception had stated that it was >96% sold when I inquired. I thought that sounded a bit high; seems like it was an overstatement.

The good thing for sellers is that it is one of the few properties that has not nosedived in value, with the units selling at about the 40% off mark (a much smaller decrease from the one-third or so off that they were before the market plummeted). According to Seth, Marriott was buying back these units late Fall, although no one else has reported ROFR being exercised, so :shrug: .

Of course, it is a high priced property to sell in this market.
 
We own oceanfront gold at Aruba Surf Club and from what I understand the best way to sell is on redweek, correct? is that what you mean by "open market". Who handled the sale since it is in a foreign country? We have been able to trade it very easily so far, but to go there is very difficult from where we live with the cutbacks on flights.
 
You can use multiple sales channels. You can list it for sale on EBAY, here on TUg and Redweek or place it with a broker who will take a commission for selling it for you. I suggest you check the ads and see what owners are currently asking for those units and then price it below current asking price. Also don't forget that if you did buy it originally through Marriott and sell it yourself you cannot offer the Marriott Rewards point option to your purchasers which is the major reason why Marriott gets higher prices than a owner attempting to sell on the open market. Good Luck but I will say that I listed our Barony Beach unit on TUG and Redweek for $3000 less than other comparable units that were listed. I had it listed or almost a year and got nothing but a few E Mails wanting to know if I would take 50% or less of my asking price. Thank goodness my name finally reached the top of Marriotts list for owners who wanted to sell. I had a contract through Marriott within a month and netted $5000 more than I was asking for it on TUG and Redweek. Be prepared to have to practically give it away if you sell privately.
 
How much will you be asking?

I stayed at Surf Club this past April and have considered a purchase on the resale market. There are many resales available on redweek. How much are you looking to get?
