How to "return" a timeshare?

We don't want our timeshare on Kauai any more. We can't sell it because no one wants it! How do we "give it back" to Pahio? We gave back our timeshare in St. Martin a few years ago, and want to do the same thing with Pahio... two bedroom lockoff!

In this economy, most resorts will not take back a timeshare - they'd rather have a paying owner on the hook for the maintenance fees. Pahio is owned by Wyndham now, so your first step would be to call Wyndham and see if they will take it back. Since Pahio timeshares are selling for $1 these days - or not at all - they probably won't.

How do we "give it back" to Pahio? We gave back our timeshare in St. Martin a few years ago, and want to do the same thing with Pahio...

Some resorts will accept a "deed in lieu of foreclosure" (aka "deedback"). Most won't. What you may personally want or prefer to do does not factor into a resort's position or policy on the matter at all.
Nonetheless, it certainly can't hurt to ask them to accept a "deedback"... :shrug:

In my experience Pahio's have the First Right of Refusal. Send them a contract saying you sold it to whomever with a purchase price of $1.00. Hopefully, they will just take it back, depending on the ownership (I was able to get three out of 11 done last year). Even though Wyndham took over management of the Resort, the Resort still runs transfers out of Hawaii. If that fails, let me know and I can go over your bleak options. Most of these options involve doing something that so many Tuggers think aren't right. At the end of the day, make a good, sound, educated decison about what is best for you, not what others tell you to do.

We've called two of our Colorado Timeshare offices and they both allowed us to get out if we prepaid the MF for one year. We are still weighing that offer as we list on ebay and tug. Paying your own HOA is a better solution that helps the other timeshare owners. However we decided we did not want out that badly.

If you are a broker or salesperson, or work in an allied field, we welcome your participation on the board. We value your industry perspective and valuable insights. We do not appreciate, however, attempts to use our bbs for direct commercial purposes. We do not, for instance, welcome your adding tag lines promoting your business, such as "Call me for more information." Use the board as a way to be helpful and build your reputation, not as a direct sales tool, please. Due to flagrant commercial violations by some abusers in the past, we have found it necessary to be very strict about this.

In my experience Pahio's have the First Right of Refusal.

A pretense of ROFR, but they don't really have ROFR.

Now Wyndham has full control of the PAHIO resorts, and Wyndham will not take the week back. I think you can give it away very easily on TUG's Bargain Deals forum. I would also offer it free in My Resort Network, Redweek and vacationtimesharerentals.com.
