I have just joined this forum, after reading everyone's comments regarding timeshares. My husband and I own 2 x 2 week (fee simple) fixed timeshares at the [resort name removed] and want to sell them after 30 years ownership. It has been so informative reading people's comments and just saved us signing up with a very well advertised company wanting over $700.00 up front. In fact, I have been on the computer for the past 5 hours doing nothing else but researching. We realize we probably wont get anywhere near the so-called market value, but so many timeshares for sale on various sites for as low as $1.00 and many for less than $1000.00 makes me wonder if we should even bother to try to sell-instead of just giving them back. If we did get a buyer selling by owner on TUG or any other small-fee site, how do we go about getting a simple contract of sale and someone to transfer the ownership. I am REALLY confused where to start!!

Hi Rocky's Mom!

For a free timeshare I would suggest that you use a document preparation company to prepare the deed and record it for you. I have used this company personally, and been happy with them - http://www.tugbbs.com/forums/showthread.php?t=99711 They charge about $100.

As far as giving it back to the resort, I would definitely ask them, but in this economy, most resorts are not taking weeks back, because they can't resale them.

There are two places on TUG where you can give away your TS's for free (no charge for the Ads.) There are other cheap and free sites on the internet, as well.

TUG Marketplace - the only cost is your TUG membership - $15 (List it for $1 and it will automatically go in the Bargain Basement Ads.)

Bargain Deals - just write a simple post with all the pertinent info. - Totally FREE!

To make it more attractive I would:

1) Pay 2010 maintenance fees

2) Pay for the title transfer (you can get a simple professional transfer for about $100) I've used this licensed document Prep. company and the owner is a Tugger. - Note, this is my personal recommendation, not as a representative of TUG.

3) Reserve a popular holiday week in 2010 for the new owner

Good luck!

Don't assume...

... so many timeshares for sale on various sites for as low as $1.00 and many for less than $1000.00 makes me wonder if we should even bother to try to sell-instead of just giving them back.

"Giving them back" may not even be an option available to you at all anyhow.
Most resorts won't accept deedbacks --- although it can't hurt to at least ask if yours does.

That said, I can't really imagine that a Maui timeshare doesn't have some value, despite the "tanking" of most timeshare values overall and the (often prohibitive) air fare costs to Hawaii.
