Deed was transferred to my name.
Interestingly, I found out today when I contacted LT Transfers with some questions that they will only do transfers on Hawaii timeshares for name changes or gifting. No sales. I told them I knew about the fact they weren't licensed to handle Escrow in Hawaii, but the buyer and seller could work with an Escrow company separately. They said there's a little extra work with tax-related document prep so they just plain won't handle transfers on sales. Only name changes and gifting.
So here's my question. I have a good friend I'd be willing to gift it to as they expressed interest and I owe them a favor so I'm fine giving it away to them. I know there are no encumbrances/liens on the title. I read about a quitclaim deed which is precisely for transferring ownership of real estate to a friend or family member without warranty. There are templates for it all over the place. It seems to me that is what LT Transfers is basically saying is that they only will do quitclaim deeds for Hawaii. So why wouldn't I just use a template and file a quitclaim deed with Maui County directly myself, then contact the management company, give them a copy of the new Deed and pay the $550 transfer fee saving a few hundred bucks? Although it may be worth paying LT Transfers to make sure it's all done properly.
I believe the first step though would be to get an Estoppel Letter from the Soleil Management company, correct?
