How to decide on size, location, view and dates for renting out my points

I am not using my MVC points next year and I am planning to rent them out. This is my 1st time doing this and I'm trying to decide what is more desirable to rent out. Here are a few polling questions...
1. If traveling over Christmas break do you prefer to arrive before Christmas or leave the day after Christmas and be there for New Years Eve/Day?
2. Do you think Aruba Surf Club or O'ahu Ko'Olina? Or someplace else within MVC?
3. What has a higher demand? Christmas, New Years, Presidents Week or Easter?
4. 1 bedroom or 2? If 2 bedroom, is a lockoff better?
5. Ocean view or garden view?

As someone who always books the smallest room, off season without a view it's hard to know what is more in demand. Any advice is appreciated, I'm a newbie and can't seem to pull the trigger on making a reservation. Thank you, Cindy

Or you could just rent the points out themselves to other owners, who could use them to make their own reservations. @StevenTing runs a website to facilitate just this.

You are very unlikely to be able to book any of those weeks at Aruba Surf Club with points. Since all of them were sold as Platinum Plus weeks. If you somehow can get them they would likely rent very very well.

A better view will rent for more money- but it also costs more points.

I would always chose a 2-bedroom over a 1-bedroom for a rental
