I am working on purchasing a resale of a marriott property in Hilton Head. I am wondering how long after the deed transfer is recorded and the External Transfer form is submitted to Marriot will they update it in their system?

Our concern is getting the new property deed into our existing account in time to make the 2017 reservations when the week(s) we want become open for reservations. I guess we could also have the current owner make the reservation for 2017 while we wait for Marriot to update their system. This is the deciding factor if we should buy it or not.

Anyone with experience in resale closing process please advise. Thank you in advance

Our recent experience with an HH week was about 2 weeks after the deed was recorded. Seller had reserved a week we wanted and it survived the transfer.

As always with M V C YMMV

Thanks. I will update my final count of days when mine is finally done.

Get the week you want booked ASAP, even if the best and only option is for the current owner to do it. If you wait until it's in your name, it may not be available. And it's very easy for them to do.

They should not balk at this, if you let them know in no uncertain terms that it's your expectation for proceeding, and it's rightly your call unless they wish to pay the maintenance fee!!! It's a big deal.

It sounds like you may have already bought the week? If it is still in the prior owners name, just ask if they can make a reservation for you if it isn't in your name by the time reservations open. The problem is that the seller isn't really all that motivated unless you write such a stipulation in to your contract.

Revisiting this thread. Are others seeing 2 weeks for a resale week to show up in your MVC account....after deed transfer is recorded and external transfer form submitted?

I just did 2 weeks. The first one took about a week and the second one took over three.

What did you get?

The resale department is located in Lakeland Florida and they were likely not fully operational after the hurricane. They should catch up on the backlog soon if not already.

Mine was....not quick.
Made 2 purchases through Redweek.
Purchase 1: 2 Marriott Waiohai weeks
Purchase 2: 1 Marriott Waiohai week
Both sellers paid for the full service Redweek package, which I gotta say, is a great service.
They handled questions, contracts, closing, etc. They were very responsive and I never spoke to either seller directly.

Marriott was not quite as fast...
Purchase 1: Marriott took 3 weeks to pass ROFR
Purchase 2: Marriott took 1 week to pass ROFR

Purchase 1:
June 13 - Purchase Agreement sent to me for signature
Aug 28 - Deed recorded
Sep 1 - files sent to Marriott transfer department.
<< Sep 11: Hurricane Irma hits - closing office is in Orlando >>
Sep 18 - Marriott contacts me saying someone has been assigned to handle the transfer
Sep 25 - Week shows up on my account, along with reservations for next year that were part of the deal.
End-to-End, took 15 weeks from Purchase Agreement to usable week.

Purchase 2:
July 17 - Purchase Agreement sent to me for signature
<< Sep 11: Hurricane Irma hits - closing office is in Orlando >>
Sep 15 - Deed recorded
Sep 29 - Pinged closing agent to make sure info was sent to Marriott transfer dept.
Clearly, still no week in my account yet (10 1/2 weeks since Purchase Agreement)

I just purchased a Marriott on HHI. After the deed was recorded, they informed me that Marriott takes an average of 3 week to get it into my account. It took 11 days, so it was faster than the average.

For my recent MOC & MKO weeks:
It took ~17-20 days total from when the Marriott Transfer files were sent, to when I saw the week in my MVC account. It took only 2-3 days to see it in my MVC account after Marriott contacted me via email about the transfer.
