How Do BlueGreen Points Work?

I am a weeks owners, who wants to purchase a fixed Memorial week resale and noticed on ebay a resort that I am interested in, but it is points only with an anniversary date of 7/1. What does this mean? Would I be able to use the points to get Memorial week every year? (The ad does say it is annual)
 
Someone can correct me if I am wrong, but as I understand it you are purchasing the underlying deeded week. You have to specifically tell BG at I think the 12 month mark, you plan on using your week. At 11 months out, the booking for points opens up and there are no guarantees you will get your week.

Gandalf has it right, lay claim to YOUR WEEK at 12 months out for your guaranteed use.

If the week you are buying is not Mem Day Week, then you have no guarantee to get Mem week.

Anniversary date does not necessarily equate to underlying deed. You want to find out from the owner what their deeded week is. You also want to know what size unit that is, because your guarantee is for YOUR unit. If you buy a studio but have a family of 6, that guarantee is not going to be of much use. There is no provision for upgrading.

You can, however, not claim Your Week and try to use the points for a Mem Week trip. Doesn't have to be a full week (2 nt min except holiday is 3 nt min).
 
Thanks for the replies. So, I when you own B/G points, you don't get an exact Unit # when you book 12 months out, just a certain size unit? Or do you get a unit that you are deeded to?

Also, I noticed quite a number of floating weeks ownerships for this BLUEGREEN resort. What does that mean? Does the resort assign you a different week every year? Or, do you have a choice to book your exact unit within a certain season? Again, is it the same unit if you book the week 12 months out? or will you just get the same size unit?

I guess I like staying in the same unit every year so I know what I am getting, which is why I am asking these questions. I really prefer to purchase a fixed week fixed unit for Memorial week annual. I noticed a lot of the weeks at this resort are every other year.

I also noticed many are asking thousands for these weeks (like $5000.00 - $10,000, etc)
I am not sure what to offer, but I was thinking like WAY BELOW that! (This is a gold crown resort in new England)-like $1000! Maintenance fees are something like 600-700 for a 2 bedroom I think...

Some are listed on this site "Sell My Timeshare Now" with a real estate broker from Timeshare Broker Services. Is this a legit agent? There seemed to be an awfully lot of units for sale at this resort...Then again, there are always a lot of units for sale at the resort I won at...

The resort is in NH, and when this person called my cell the number he dialed from was a New Hampshire #, but in his e-mails he has a 407 # (I think this place is located in Florida)

If you claim YOUR WEEK, it is the exact unit that you own. In regular points usage, you get A Unit of the size/view that you reserved.

I can't speak as to Floating, but keep in mind that some people get confused about what they own, so in your due diligence, be sure to confirm with Bluegreen what they REALLY own.

Don't offer more than you feel it is worth. I believe that you will have better success in buying from an owner vs agent, but, since you are looking for a specific week, look everywhere!

All BG points ownership have a deeded underlying week (or days). You are entitled to that week as a point reservation exactly as it is deeded.
One of my ownerships is in Myrtle Beach week 30 unit 0923 and gives me 12,000 BGVC points - from calling the resort, I know this is a Saturday check-in unit.
So if I wanted to stay in that exact unit, I can call BG 13 months to 11 month, 2 days before the check-in and reserve it - it is mine.
At the 11 month mark, that unit is released to all BG Points owners who can make a points resie in that unit.

Unless a resort was purpose built by BG, there can be a mix of ownerships. So with your particular resort, there can be owners who owned there before BG took over the management - and they have opted to keep their float or fixed week ownership.
A 'usual' float ownership would entitle the owner to reserve in a season and they are NOT entitled to their deeded week - so it is REALLY important to do your due diligence and find out what type of ownerships this particular resort has.

I know this is confusing! But I own at a small resort in St Thomas that has fixed week/fixed unit owners, floating season owners and now, Wyndham Point owners.....so these type of resorts are not all that uncommon.
