I just sent off my last two Wyndham deeds for recording and then will send them to Wynaham for transfer of title.

I have 390,000 points in my account that expire 12/31/12. I called Wyndham today to see what will happen to these points. They said they will go to the new owner. If I had any reservations, Wyndhan said they would be cancelled.

I called RCI and they said if I transferred them to RCI and I did not have a Wyndham contract, I will loose all my banked points.

Does anyone have suggestions on how I can save these points? It is doubtful that I can travel in the next three months to save them.

I assume you are selling/giving these to someone else. Were this year's points included in the deal?

You could make reservations for someone else and issue them a guest certificate?

It is my understanding and from my experience, the point and existing reservations, if any, go to the new account, the new owner then determines what to do with them. If you make a reservation and issue a guest pass, it is up to the new owner whether or not to honor that. If there is nothing in writing between the buyer and seller on this issue, I think that is what will happen. Even if their is an agreement between the buyer and seller on this issue, since Wyndham is not a signer to the contract, I do not think they would honor it. You very well might have sold them with the contracts.

Sorry, I should have been more clear - I meant issue a guest pass for travel before the transfer.

No, they were not included in the deal. Thanks, that is a good suggestion to make a reservation in soneone elses name with a guest certificate. It will cost me the $99 guest certificate, but I save the points which cost me over $2,000.
Thanks

Since you have already sent the deeds to Wyndham, you might let us know if this worked or not. If I read some of the disclaimers right on E-Bay timeshare sales, Wyndham may have the right to freeze the points during the transition.

You get one free per year - have you already used one?

You could ask the buyer to make a reservation for you when he gets control of the account

You can actually put your own name on a guest certificate. I found this out once when I had overlapping reservations in my name and wanted to change one of them to my wife's name. I had to use a guest cert to get it into her name. From that point forward I always made a point of choosing the right owner's name on the initial booking screen.

I just talked to wyndham today about this same issue. I picked up 2 contracts and the previous owner has already made reservations with this years points. wyndham said the points are already booked so the reservations stay with the previous owner. if I want the points back the previous owner needs to call and cancel the reservations otherwise they stay with him.

I am with Ballen. I called Wyndham VIP reservations a few minutes ago and got same response!

OP is kinda vague on details but appears did a hand shake deal with friend, drinking buddy, whoever.

Elected not to pay title company around $300. Title company would have insisted all details be in writing such as proration of taxes, MF, usage, who pays what closing costs, etc. At closing would insured all written contract details were complied with and consumated transaction.

As I read, seller did quit claim deed and has mailed to County Clerk for recording and then will forward to Wyndham with check for $299 to have them record.

She could get written statement from buyer that 2012 points will be assigned to her and hit local small claims court if necessary to enforce or even better , Judge Judy! Or, hang loose on sending to Wyndham deeding until she has used points.

Until Wyndham accepts and records OP has all usage rights. So, if she books a reservation assuming 2012MF have been paid then it is gone points.

Not clear on how guest certificate fits in!

Also, could pay $89 and open new RCI account and deposit!

There were a couple posts on Wyndham Forum where scamming seller knew of delay in Wyndham posting and used. Never heard how this shook down with e-bay seller guaranteeing clear tile and implied usage rights and current year usage in ad and title company!

If your account is up and running, just cancel them through the computer.

If both names are on the deed, you could have called reservations and got one of the guest passes re-instated because you are both owners.

cant they dont show up on my account under my name they are still under his account. When they moved the contracts to my name they only moved the unused points. Wyndam said he needs to cancel them if I want the points back. Im not worried about it we worked it out.

No first hand knowledge here, but Western horse trader sense tells me old account would be closed and unused points and deliquent MF carried to new account.

Prior owners activity would not show in new account!

I do know reservation transactions from old account do not carry forward even though 154K unused points!

Will defer to actual experience!

Slow typer. Did not see prior post!

I had four Wyndham contracts. Over the last 18 month I sold two of them thought bidshares or TUG. I offered my last two at Wyndham Grand Desert up for sale thinking I would sell one of them and keep one, but the buyer wanted both of them.

The Grand Desert deed have not yet been sent to Wyndham. They were sent to Las Vegas for recording last week.

When I sold one of my first two contracts, I had already made a reservation with the points. Wyndham did not transfer the reservation to the new buyer's name, so they were short on the points. So, I made a reservation with my remaining points in the new buyer's name to compensate them for the difference. I used my one free guest certificate.

I still have time to make a reservation in another person's name with a guest certificate. My previous reservation did not transfer to the new owners, but I still had a Wyndham account. Once this last sale goes through I will no longer have a Wyndham account.

I would like to use the remaining points to make a reservation for my niece in November or December, 2012. By the travel date the transfer will have occured and I don't want to loose it.

I appreciate your thoughts.

Thank you, I actually never wanted to use a guest cert. Typically when I know we are going to have overlapping stays I book one room in my name as an owner and one room in my wife’s name as an owner but in this instance I erroneously booked 2 rooms in my name. At that point I called a VC to make the change to my wife’s name and she told me I had to use a guest cert. For what it was worth I was trying to non only avoid losing the additional reservation due to the overlap but I also wanted any VIP benefits to be made available to both units, with the guest cert the VIP does not convey.
I hope I have not gone too far off topic explaining the reason I used a guest cert for a listed owner.
My initial post was intended to let the OP know they did not have to put the guest cert in someone else’s name if they did not want to.
