Before you pay an upfront fee to someone to "take your timeshare off your hands," please consider giving your timeshare away to a private individual who would like to own it.

Why?

-You can give it away yourself for nearly no cost.
-You can control the transfer process to make sure it is truly transferred out of your name.
-You won't have to deal with companies that may or may not be Legit.
-You can transfer it to a private individual who will be happy to have it for their own use.
-You will have the satisfaction of knowing that you ended your ownership legally and ethically.

There are TWO places on TUG where you can give away your TS's for free - you want to post Ads in BOTH locations, because they are different locations, with different audiences.

There are other cheap and free sites on the internet, as well - I use Craigslist and Redweek.

1) TUG Marketplace - the only cost is your TUG membership - $15 (List it for $1 and it will automatically go in the Bargain Basement Ads.)

2) Bargain Deals (a subforum here on the TUG Bulletin Board) - Totally FREE! - just write a simple post with all the pertinent info. In your post, include the following info.:
-resort name
-unit size
-season owned
-maintenance fee
-current reservations

SAMPLE AD: http://www.tugbbs.com/forums/showthread.php?t=224197

To make it more attractive I would:

1) Pay for the current maintenance fee and possibly next year's, and don't ask for reimbursement.
2) Offer to pay for the title transfer/closing - inexpensive transfer/closings are usually less than $200 - ask for recommendations on TUG. The closing company will walk you through the whole thing - you don't have to know how to do a title transfer yourself.
3) Reserve a popular holiday week for the new owner
4) Here is the CRITICAL step that most people miss - come back to to your post once a week and bump it with new info. to keep it on the main page. (When you add a new post to your original thread, it automatically "bumps" your thread to the top of the page where it will be more visible.)

*** You don't have to know anything about title transfers - that is why you use a reputable transfer company. All you have to do is post an Ad, and find someone who wants it. Once you have a taker, the title transfer company will take over the process and walk you through it. They will provide the contract, communicate with the buyer, prepare the new deed, collect required signatures, and record the deed with the local recorder's office, and resort.

Good luck!
How do you find a good title company?

are two licensed companies here that have both supported TUG for many years, and are regularly utilized by its membership.

Hi, Denise,

I am new to TUG.I have been considering giving away a timeshare week, as sales options look so bleak. We have been owners for over 30 years. I got into the TimeShare game through my dear departed Dad, who bought at the conception of RCI, many years ago. My husband and I have travelled all over, and are now aging out of the game. We own 3 weeks and would like to part with one.

In your posts I notice the option of giving away timeshare, yet I see no mention of the DONATION of Timeshares to charity. When I Googled, I see any number of charities offering to receive timeshare donations. Have you run across any posts or testimonies from people who have donated to charities? I have no way of knowing whose legit and whose not. Have you seen discussions about this on the forums? I used the forum's search engine to search "donate to charity" and similar, with no results.

This one that came up claims to be for Veterans, but, I'm a skeptic where the Internet is concerned, cautious of scams. Any thoughts, or experience, or guidance on pursuing donation?
THanks, 2ndGEN

Hi, Brian, nice to meet you.
I don't care about the tax deduction at all.
I just want to know if anyone has experience or could recommend which of these multiple donation site Google results are legit !

These timeshare donation outfits are really timeshare exit companies in disguise. If your timeshare has $0 value, you will need to pay them thousands of dollars. If you can't sell your timeshare for any actual money, a charity has absolutely no use for it. A charity doesn't want something with an ongoing cash commitments of maintenance fees. One such timeshare donation company "Donate for a Cause" was shut down a number of years ago due to fraudulent practices. Have you tried giving your timeshare away for free yet?

Specifically with encouraging their victims to write off an inflated value on their tax return as a donation.

Thanks, dioxide45 . That is exactly what I was expecting them to be. I couldn't gather how a charity would want to take on a timeshare to save my soul !
I just was hoping that wasn't the case and they had somehow figured out how to benefit from the donation.

What the "donation company" will do is take the money you pay them to help you exit your timeshare and add that to their profit. They may give a small slice to a charity to say they are donating to charity. They will then do one of two things. List your timeshare on Ebay and if they find a buyer, GREAT. Even if it sells for $1 on Ebay, they don't care. THey got your money upfront. If they can't sell it on Ebay, they may tell you to stop paying, then the timeshare HOA will foreclose and the timeshare is gone. You could have done both of these things for free or very little cost yourself.

the STOP PAYING option seems "semi-credit score suicidal", no?
The resort would surely create every effort to collect and enter negative credit feedback.
Do people ACTUALLY choose this route?

There is a thread on TUG that tracks if people saw a credit score drop;

Chances are if this is a small independant resort with no major brand managing it, they will have no mechanism to report to the credit agencies. The possibility is there.

[Are you looking for a company to to handle the legal transfer of your deed (title) to the buyer?]

You don't have to use anyone special in Florida - the entire transaction will be handled online and/or by mail.

This is who I use - they are Tuggers, they get high marks on TUG, and they are efficient and inexpensive - usually less than $200.

Do you mean a timeshare title company?
IMO "transfer company" or "closing company" is more accurate term to reflect what these companies do. Very few timeshare transfer companies could be technically referred to as a "title company". Some sell title insurance as an agent, but LT doesn't. None of them do title or property searches. They all just help assist with the closing process that someone with enough knowhow could really do themselves.

What are the steps for giving it away once you have found a buyer? We tried getting the Transfer of Ownership, Maintenance Fee Demand Form from Tahiti Village today, and they told us we need to find a buyer, then file a deed with the new owner in Nevada and they they would give us that form.

Thanks!

Hello Denise,
thanks for the great post how to "give" it away.
"use a reputable transfer company. "

Simple question: Should I just search the internet for a transfer company nearby the resort? what is best way to find / identify one?

thanks.

readylegal@gmail is Legal Timeshare Transfer's email address. Mary or Lisa or one of their colleagues will be happy to answer all questions on the transfer, including costs and timeline. They have added new people to their staff because business is booming. I have personally used them for about six in the last year, two more in process. I am giving away a lot of Wyndham points.

Brian, read my lengthy post in your other thread about what I've done to pass my timeshares to a new owner. I referenced LT Transfers in that post. They are the only transfer company you need. Don't overthink this.

I am having trouble editing the post on the Bargain Bill, and I believe it can be edited after a week or so? It was last edited April 25th so I should be able to edit it, maybe I'm missing something?
