Horizons a Holiday Inn Club Vacations Deedback information - give your HICV timeshare back

Horizons won’t touch you if you owe money, they have to be free and clear.

Those meetings in your area is another pitch that will only get you in deeper.

Need to just say no, stop going to those meetings.

You’ve got yourself dug into a deep hole, could rent some to help offset some cost

I have rented weeks and shorter stays on ebay and Redweek with success. You are responsible for any damages.
 
Newbie here. Need some advice, directions, anything...still making payments, but I want out! Where do I start, I still have quite a bit left to pay and the fees are becoming ridiculous.

unfortunately if you still owe on the loan and are not willing/able to pay it off or transfer the balance to another line of credit, you dont have any good options to get out. just one bad one. though that option might be better than doing nothing for some situations!

 
I have completed the Horizon program "Deed Back" process, and am no longer an "owner". The last in quotes because as I purchased points, I never really owned anything except a membership in a club...that's all points are.

While I don't have my notes in front of me, I applied the end of July. They said 4-6 weeks I'd get a package with paperwork (turned out to be one page to sign). HOWEVER, it didn't show up after 6 weeks (DON'T wait more than 4 weeks!) I called them. The gal found the application, said it had been approved to proceed, but nothing was done, it was just sitting there. So she forwarded it to the manager. At that point, I called every 2 weeks. Got the letter to acknowledge I was giving it up and sent it in the FedEx envelope provided.

Went pretty smooth from there. About the end of October got a letter saying it was complete, I was no longer an "owner", which I confirmed twice with follow up calls to be sure, as I got NOTHTING official. More evidence that I never really owned anything.

So I'm free of the $4200 maintenance fees (Ridge Tahoe) which I'm sure will go up this year, as HICV is pumping a ton of money into a very distressed property. I can rent on the open market for the same or less than my maintenance fees. HICV brand is not premium, so they'll never fix it up the way it was.

I'M GLAD TO BE OUT!
 
Hi all! To those of you who have successfully gotten out of your deed through Horizon, can you share what exactly you had to do/say during your phone call with them? What sort of questions did they ask? Did you have to give a "sob story" explanation as to why you wanted to cancel your deed?
 
none of that required, just call or email to get started!

I believe the current fee is $1200 per deed and at this point you would also have to pay 2025 MF's.
 
Hello everyone, it's been a while but we went ahead and proceeded with the Deedback process to get out of HICV "ownership".... we had a total of 3 contracts to deed back so it ended up costing me $3600. :cry: Once I called Horizons it was a very straightforward process for the most part... I started this on 8/14/24.... I'm going to attach the email with the information they gave for any others looking to get out:

In order to fulfill the request of the warranty deed, we had to confirm that the 2024 maintenance and assessment fees were paid, which allowed us to proceed with the request.
· A separate processing fee of $1200 per contract to participate for the warranty deed was charged today, which covers the costs associated with completing this process.
· Completing these documents and signing over ownership to Holiday Inn Club Vacations will relinquish you of 2025 maintenance fees and forward if everything is processed by 12/31/2024. If you are the owner of the property on January 1, 2025, you will be responsible for 2025 maintenance fees.
· The documents will be sent to the verified address within 6-7 weeks via FedEx. If you are not home, the documents do not require a signature, FedEx will leave them at your doorstep for your convenience.
· The packet will come with a cover letter that has instructions to sign, notarize, and send back the documents with an allotted timeframe. It will also include a return label for you to send the documents back to our office.
· Once you send the documents back, they will be submitted to be reviewed. If everything is correct, they are then sent to our Title Services Department to be prepped and sent to the county in which your contract is deeded. Once the county has recorded the warranty deed, it is then mailed back to our corporate office here in Orlando, FL, then sent to our cancellations team for your contract to be cancelled out.
· Once everything is completed, the system will generate a letter to be mailed to you via USPS confirming everything is completed and cancelled out and you are no longer obligated to Holiday Inn Club Vacations.
The warranty deed process is a very simple process, just lengthy. We appreciate your patience, the duration of the course.
If for some reason, you do not receive your documents within the allotted 6-7 weeks *and we do ask that you do give the quoted time frame, please call the Document Services Team at 407-477-7017 to check on the status.

So it did take over 6 weeks to get my first 2 deeds - I called and checked on this at the 7 week mark to see where they were in the process. They told me I should be getting them soon. I did get 2 of the 3 deeds like a week or so later. I had these notarized and sent back asap because it will say you only have so many days to complete. They did send label so you can just get it signed and put back in fed ex envelope and put new label and drop off. You do have to have 2 witnesses that aren't related to you and our bank wouldn't supply this... After mailing I called a few days later b/c I got a letter saying they hadn't gotten them back (crossed in mail)... They said yes and they would be processing... I was able to go to the Orlando Assessor site and see that my 2 deeds were processed 11/1. (https://or.occompt.com/recorder/tdsmweb/applicationSearch.jsp)
I did have to call again about the 3rd contract and they assured me it was coming... It did finally show up couple weeks after I called and I sent it back and again, I have called to follow up as we are now at Dec 3rd and it hasn't been filed with assessor.... They assured me that since I was in the middle of this process that I would NOT be responsible for MF for 2025... I said I better not be, I started this back in August to avoid this problem! lol. All I can say was that was the most expensive life lesson LEARNED!! :(

I was curious if anyone tried to use their existing points while they were in the middle of this process? It makes me angry that they say we can't, I paid for the damn things! We had a trip to Marco Island in August derailed by the hurricanes so we had to cancel... I mean, I'm almost out completely now, so doesn't matter much but was just curious if they can really do anything if you use your existing points...

Sorry, I should have included more details. Yes, I paid the $1200. But first, I started at the first of the year to be able to use all my points, knowing that in the summer I was going to apply to Horizons and when applying I'd lose everything...points and reservations. So I booked extra trips and shifted some remaining points to Interval (legacy Tahoe Ridge owners don't pay any transaction fees). I had to hold off on applying so I could use my last few points in July, then I initiated the Horizon program with a phone call and a credit card for charges. They don't ask questions...they don't care, I'm sure. Everyone on the phone was professional. DO NOT call the regular number. Use the Horizons phone number 407-477-7058. Of course, keep good notes.

Wondering, does anyone have experience with simply stopping payments? Thinking HICV, rather than receiving money, would actually have to pay money to foreclose on something they know if virtually worthless (for most resorts like Ridge Tahoe which has a ton of unsold inventory). Wondering if they would even bother.
Your mention of Ridge Tahoe got my attention! We had been (deed) owners there since 1985 and enjoyed a lot of what it had to offer for quite a few years but life changed and in 2017 we entered a "buyback" deal with the Ridge. The loan had been paid off many years prior. This "buyback" process took two years with the Ridge without progress, just receiving one excuse after another until Holiday Inn Club purchased the Ridge Tahoe in 2019 and the buyback process rolled back to empty promises of estimated closure. HICV dragged their feet for so long that we had to pay two year's maintenance fees even though we weren't utilizing it. We finally received a buyback contract from HICV in January 2021 after a second year of dues had accrued. We couldn't wait to be finally rid of this burden so we signed and notarized all papers, coughed up the check and FedEx'd it to Wilson Title. Then, nothing. No amount of phone calls and emails gained insight to what/how/why/where this contract disappeared. We just know it got there as we have a receiving signature in February 2021.We have now received a NOD with impending foreclosure.

I also wonder what would happen if you took HICV to small claims court, if you can, pretty cheap for you. They'd have to pay lawyers to fly in from Florida? Perhaps that would move them in your direction?

I know, wild is right. That was a brief synopsis of this years-long ordeal as my post would've been exhausting to read! Prior to our "buyback" agreement, we had listed it for free, starting in 2016.The Ridge (resorts west) had been trying hard for years to get us all to convert to points, at our expense, but we never caved as it didn't make any sense for us. Yes, we did receive multiple notifications of accrued dues which I would diligently respond to, for about the first year after we submitted the signed docs, but I would end up going in circles getting nowhere, so I gave up. Those at resorts west who kept promising closure also said they would NEVER file foreclosure, and I do believe some are still working at/for HICV. That which turned the page for me was perusing this TUG site and gleaning others' very helpful insight after which I attempted calling at the crack of dawn (9AM Florida time) and actually got right through to a very helpful woman who directed me to the proper email address! So, I am now in limbo, as I am told it will take 45 days for this process and my emails have gone unanswered since then. There is no direct telephone line to this part of the operation.

You're right about all down the river. It ought to be illegal to purposely impede for the sole purpose of greed. And YES, I still have the same contact numbers for those who are now with HICV and also worked for Resorts West prior. Regarding your mention of small claims court....I would have to file a claim In a court in Florida, not feasible for me. Thanks for your insight! I will post an update.
 
You could also offer your week on the Bargain Deals page, mentioning who would pay closing costs (best deal is around $150 with LTTransfer.com).

That does not work if you own Trust points. HICV has rendered them useless. If you transfer a deeded week, it reverts back to a deeded week with the original limitations that the deed had (likely to a more limited number of resorts or limited to space banking with RCI).
